What a lovely town, it's refreshing to see such a well kept, lively little city.
The house is a gem in the rough, it has great bones. I love the kitchen as it is, it has plenty of space for a serious cook, and a comfortable family dining area, I'd leave it alone (but get new appliances).
I like the bathroom layout, having the tub/shower in the middle affords privacy to the wc and bidet, shielding that area from the door – too many bathrooms have the wc front and center, so if one accidently walks in whilst someone is on the throne, great embarrassment prevails – this layout prevents that.
I was trying to work out how to add a first floor bathroom above the existing one, but that ground floor landing level of that bathroom makes that awkward. Someone else here had the great idea of extending the bedrooms over part of the terrace to allow room for ensuites – which would be marvelous if only one could get the permissions to do so.
I love it but price has go down it needs a lot work

The location is fantastic, the lot is a great size. Is the house worth saving? What would be the cost to tear down and rebuild?

That place is nice. architecturally the building looks more like a grand house than a farm house. Could be so nice done up right.. Needs new and more interesting floor tile and new windows and doors.
Love the long kitchen, great layout with storage and prep space. The fireplace is in the corner, not in the middle of the kitchen taking up way too much space. But as nice as the kitchen is, the bath room sucks.
Like you suggest, I'd use that cantina as a bedroom and enlarge that hall way bath. But so much potential and a great location on all counts. If you got older, like me, you could live mostly on the one floor.

The area is perfect. And the water damage wouldn't bother me as i agree it's an easy fix, especially as the terrace needs new tiles anyway.
I'd like to know why that bathroom was put in on this elevated level? To split the terrace like that is stupid and there doesn't seem to be a need as the cantina and the little room behind the living could both hold a bathroom. Any idea Dave?

I still dont get it. The raised seperation between the terrace. Why is that there.?.
The landscapeing will be the most expensive i think. The ceiling leak, solved by renovating the terrace. The kitchen is nice. I prefer cabinets to the ceiling. I would spend several nights on how to change the kitchen, to see & feel Italian.

ich frage mich, Italien ist ja ein Sehnsuchtsland, schon immer auch für Deutsche. Touristen sind ja auch angenehm. Auch wenn man selbstverständlich die Sprache erlernen will und muss..
Möchte die italienische Bevölkerung auch ausländische Nachbarn… Die Wahl der Regierung spricht eine andere Sprache… Sollte man das nicht so wichtig nehmen…

If you knew the size of floor tile, you could simply count a row them from left to right and up and down. Then let the viewers do the calculation. 😅
