I'd say it needs aircon if it is 95°f outside.
I wish you'd have shown more of the exterior at the front and the driveway to the road.

This is very cheap for what you get. Amazing. But again, it’s not for rent (even long term?); So basically a wasted asset; A land or estate that cannot be rented out is NOT an investment; It’s a liability.
