Another restaurant at San Antonio’s shopping center at The Rim appears to have reached the end of the road — this time, after its landlord accused it of falling behind on rent.
A notice dated Oct. 19 and posted at the restaurant says the tenant defaulted on its lease by failing to pay rent. Big V Property Group, which manages the property, changed the locks and barred employees from entering, according to MySA.
The notice states: “Tenant is delinquent in payment of Rent and in default of the Lease and as such Landlord has changed the locks on the door preventing access or entry.” It also says the landlord changed the locks under the lease and Texas Property Code because of the tenant’s nonpayment.
Russo’s first opened in San Antonio in 2015 as Russo’s Coal-Fired Italian Kitchen, serving New York-style pizza and Italian-American favorites such as lasagna, ravioli and eggplant Parmesan.
The restaurant went through several changes over the years, including a corporate takeover in 2018 and a return to franchise ownership. Most recently, it was operated by Carma & Laurus LLC.
The longtime pizzeria may have served its final slice. A Friday call to the restaurant reached an automated message: “We’re sorry, you have reached a number that has been disconnected or is no longer in service.”
A “for lease” sign has also appeared outside the restaurant, according to MySA, suggesting the space could soon welcome a new tenant.
Russo’s appears to have joined a growing list of restaurants that have left The Rim’s dining lineup. The popular shopping destination has seen considerable turnover in recent years, beginning with The Rustic’s departure in 2024. Tiago’s Cabo Grille, The General Public, Bowl & Barrel, Mash’d and Salsita followed in 2025.
Still, the shopping center continues to welcoming newcomers, including Sunny’s All-Day Brunch & Bar, which is helping fill some of the vacancies.
