#6 POSITIVE Planning Permission news | Storms & Sunshine in Italy



Italian house renovation and the lifestyle of buying a small house and living in Italy. I gets some great news regarding planning permission and what building will be allowed. I give you a feel for what the sweet lifestyle is like away from the build, restoration and renovation with a visit to Corinaldo and Senigallia. DIY. Digital Nomad. Solo build.

A summer storm does some damage but shows me how I need to route the water to protect my little italian house in the counrtyside.

Welcome to Three Acres of Marche which is all about my plans to renovate and restore an old disused rustic farmhouse that I purchased in rural Italy. I will cover how to and why I chose to buy a house in Italy and why I chose to live in Le Marche region over places such as Tuscany, Umbria, Abruzzo and Puglia.

I plan to show you the house search process, viewing Italian houses with agents, and how I found the house that I bought in Italy. Important aspects of what was involved to buy the property and show the challenging task of renovating and building in a rural location.

This rural farmhouse renovation will take me some time and I plan to enjoy all that Italy has to offer along the way. The farmhouse renovation is a priority but so was moving to Italy for the sweet life!

Coming up I’ve got a good update on the  plans and the permissions that I’ve been waiting for where to start on that story… I take you around Corinaldo to show you the local town I head out into Senigallia and a bit of the beach. There’s a bit of a storm.

And also I get some help from the commune. That’s the tool I need – look at that – what a difference first time back to the house since the uh the  bombshell of the bill which is obviously changed  

Everything for me I’m no longer doing the big  Grand Design just the the numbers just don’t   stack up so yeah, simple answer it’s not going  to happen anyway not waiting on anybody now so  

Plan B I’m just going to get on with it – I’m  going to just do the house up… turn into a   really luxurious well I say luxurious. this trip  now I will start some work I’ve got the car here  

Full of tools and things from from England  some stuff had in the UK that says me re buying it   so I just drag it down and I brought my bike down  what you can see – so yeah – get on with the work

Quick shot of espresso it’s after  12:00 so no chance of a cappuccino   otherwise my car would get scratched (joke) – €1.30 – expensive.   looking forward to it it’s uh 29° though  which it wasn’t quite forecast I thought  

It was going to be like low 20s but  it’s going to be red hot…which is fine so yeah good drive down just got past Milan um  I mean the drive down was all quiet until you   get to Italy and you no groundbreaking news  Italians drive fast yeah but they like to  

Drive really close but when you get around Milan  it’s like a different world there it’s just it’s   like a racetrack and the line’s just a guide  feel just drive all over the place at speed

So yeah it’s uh it’s a bit hairy but once you get  around Milan you back out on the countryside it’s   it’s all right so… nice. So yeah jobs for the  house are to get on with it which now I’ve had  

Time to sleep on it and think things through  properly it’s still a great opportunity I   think the the some much scope could be a  great house so I don’t have to extend it  

Don’t have to do the big Grand Design I think  if I do, do it up – turn it into a really luxurious   one-bedroom house and then convert the out house  separately that would be great so I could do all  

That myself well you know get people to help  me um might do it myself see how it goes but   I don’t need all that paperwork and all those  ridiculous fees so that’s the plan I haven’t  

Been down for a couple of weeks and since I was  last here the weather’s been loads of rain which   you might have seen on the news um and then  it’s been warm and sunny so I’m dreading to  

Think what the growth is like uh once I get the  growth into control and do a bit of landscaping   I think it’ll be a lot easier but hopefully if I  can get the right tools and things that I think  

I need on this trip I can start smashing some  walls down and… I don’t know see what happens hey I’ve just arrived at the house so 26 hours  door to door. so it’s that moment of excited to  

Be here but really anxious to see what the  growth is like and driving through Le Marche   the uh there’s a lot of growth everywhere  so here we go it’s it over grown Wow. Now that’s a lot of growth

I’ve just arrived so… the surprise of the  growth is I’ll show you all this down here   cleared all this properly last time that’s I  don’t know half hour of it’s trimming I suppose   I’ll get that back but all this this takes  ages because there’s all sorts of stuff inside there 

This is one of the things that was  going to be cleared. Road starting to go away again hey-ho. The other side of the house doesn’t  seem too bad the driveway is bad as always so it  

Looks like the farmer who I am still yet to meet has sown the field and I can’t tell I’m not very good at   these things but it might actually be sunflowers  anyway he’s done a nice job so that’s probably  

The best looking bit at the moment is the  field you can’t see it directly into the sunlight now it’s just a case of what to  do first I wanted to smash some walls down   but think I’m going to have to cut all this  back again and get some cover ground cover  

Stuff so it’s uh doesn’t come back all the time  that’s going to take me a day or two the other thing quite a few snails I don’t know  why I’ve never seen this before there   were a couple here last time when I  left but now there are hundreds of them

Another test now in this building to see  if any of the rats have been back good – not one drop of poo first day back always takes ages getting  set up first morning loads of tidy up uh  

It’s so quiet here sleep amazing and where  I live in England’s a little bit noisy so   you get some really good deep sleep  and the sun is up early – sun is up…I don’t   know four five hours ago and I’m still  not really getting going but first day so

No rush all right so just done about an hour or well a  full tank on the strimer.. and got a bit done   which I’ll show you now but quickly a couple of  things if you’re ever going to buy these strimmers  

These things I’ve had three now and they broke  they break within first few minutes this little   clasp comes off here which should look like this  breaks off and then the whole thing vibrates like   mad and then they normally come with a a cheap  cable the white one you got replac with a thicker  

One and like I say I’ve been through three and  it breaks all the time so this work a treat let’s   kick back… and it can actually trim some thin  twigs I suppose the same time certainly dig into  

Weeds you can get into the roots of things I’ll  do that later anyway so we look around so just   quickly try to up do the path here but this is  where I ran out Fuel and my hands are vibrating  

Like mad so I need to give it an hour or two (rest) anyway  took all the top off the driveway and all these   weeds by the side of the house which is good I’ll  put some spray on them later like vinegar stuff  

That should kill it off pretty quickly. managed to get  all the way around here around to the temporary   deck thing I’ve built so I’ll sweep all this  up and this bit here now I’ll probably get the  

Mulcher blade on it uh that’ll be a bit easier  and then up the side well to you it probably   still looks horrendous but that’s beautiful to  me now from what it was anyway so a lot to do so I’ll have a break from strimming because  

Like I said the vibrations makes your  hands feel funny start tidying up – up so much to do but little by little it’ll  get there it’s a nice day anyway there’s a job I’ve been putting off  it’s turning this thing in the middle here  

There a big room in the middle of this building  that uh will be a really good storage room    so I need to go in and clear it out but it’s  just horrible in there it’s uh I’ve seen  

Rats run through there I’ve seen massive  snake in there so yeah it’s got to be done, so okay it’s got about a million cobwebs not very nice okay so good thing the roof’s really  good in there so it’s dry but there’s an  

Old toilet so the waste where does that  go there an old shower probably joins up   as well but got to fill those in there’s  an old water tank which I think is tapped   off but I’ll have to double check where  the water’s coming and going cut all the  

Wire into all the power was off um it’s a  nice old sink in there but I doubt be able   to get that out and Salvage that but uh  yeah be a great storage room so a lot of work

Knowing this job was coming I thought a  little thing to keep the creepy crawlies off    I reckon when I start messing around  in there anything could fly out hopefully this protects me from  going into a blind panic and this maybe the old owner, the old  farmer, was…  

Sent out here when he didn’t get on with his misses. Because,  not you’d want to but why would you   have a toilet and a shower sink washing  machine two sinks and there’s actually   a sink behind this wall as well but  the house is just couple of meters away

I think I found where the sewage  comes out from the out house    that’s disgusting so it’s not for filming  that… but I’ve got to do the test so I’ll   fill up bucket with water hopefully  see it down the minging end see what happens

That’s not uh… it’s mud  in that water by the way   just for clarity I emptied an old pipe just  now and thought i’d reuse the water so   yeah okay here goes for the test do  I put it down the shower or the toilet let’s go with the toilet

Okay that’s a bit concerning it didn’t come out   where I thought it was going to   come out…. what does that mean okay found it guess I know know  why there’s a shower in there because it’s so  

Minging around the back if you’re working there  you’d have to go in there and shower for a week   before you go into the house and have a proper  shower. all right I figured out the water system   all right I figured out the water system

So what it looks like from this one cupboard I don’t  if you can see this all right it should do so   that’s the Main’s coming in two Taps there that  one goes out the wall to a outside tap and this  

Black one goes back underground somehow makes its  way across to the house now I don’t know which   direction that goes so I got to figure that piece  out but that’s the important one this bit then  

Feeds this uh out house so I can turn that off  and cut that off and it’s all good… famous last words I’m on my way down to Leroy Merlin  which is like The Big Box store I guess  

It’s uh got everything from you know kitchens  bathroom tiles paint um but it’s also got some   building materials so hopefully I’ll pick  up some uh stuff because I don’t really want to   go up to the true Builder Merchant because they’re  you know big truck delivery stuff so they will  

Order…want you to order a couple of hundred  pounds worth of things, or Euros rather    and because I’m only here for a few days  it’s difficult to organize delivery and they   do an odd thing where you don’t pay them..  you pay the driver because you he decides  

How much you’re going to pay for delivery  if he’s got a full load is he cheaper   it’s a little little bit odd. you’ve got have  loads of cash anyway so Leroy Merlins, that where I’m off will they fit? There’s four…but looks good so  far… I can drive back with that

I’ve just come back from a meeting about  the house and the plans and everything but   there’s a thunderstorm right overhead and  uh yeah check this rain out it’s flooding everywhere let’s get the brolly up for a  minute and check the damage this is all  

Around the back of the house is coming down  the hill from the field so all the drainage   from last year is just not working look it it’s  coming off that should all be running down to the  

Road not not down to the house here there’s  like a river down that piece back along the house gutter has seen better days the drainpipe is not working I guess this  shows how much work there is to be done a this is little thick mud now

I suppose seeing it like this makes you realize  how much drainage work I’ve got to do and and   why that’s so important I mean this I was here 60  seconds ago this wasn’t flooded and now look at it

Um… but yeah when it rains oh yeah it rains  all right everything just gets washed away so as bad as it looks and sounds I  suppose like I say it’s a good thing   to understand what needs to be done and  then if I control the flow of the water  

And plant in the right places to keep all the  ground firmer…it should be all right I’m trying to clear a path on the back  of the house because it’s filling up with   mud so I made that little…escape  route should we say… oh this is hard work

I’ve got a spade and trainers on not ideal I’m stuck I think I am best doing it bare foot it’s coming away from the house. Doing it  barefoot it’s easier than doing it with a shovel  It’s brightening up  so hopefully that’s the worst of it what a mess it’s left Oh well..

Like a drowned rat… so the  shoes came off so easier to do it Barefoot  it’s actually quite nice on your feet – odly – so  just trying to make some channels for the   field that’s coming off of this top piece  here and instead of going right against  

The house just try and get most of it away  which I think I’ve managed to do and then   let storm pass and in a day or two it’ll be  bone dry and rock hard and impossible to move again great I think they need a little cleanclean

I will get in the shower I think looking like being a nice evening so just finished  work, work – because I work for a UK company   Friday evening plan is put some storage in there so the  storage room at the moment is on the side of the  

House in that red door there it’s a bit of a mess  so it’s moving what’s inside there to here  It’s cleared out – I haven’t seen any snakes – no rats  through there – so I think we’re good to go

After rides like that or after going  out for a long ride or a run you just   wish that an outside shower when I  get the bathroom done quite easy to   bung in a a nice shower cold water  shower until then I just got use the hose

I’ve come up to the Village  so I need to pop to the bank get some cash   have a bit of lunch uh it’s  probably a good time to give an update   on what the plan is for the house  as well where to start on that story eh

So the plan of this trip was to get on with  some of the work of myself and start smashing   walls down and things like that but then I met  Tony again I say he’s a good guy and all that  

And he’s sort of convincing me another way so  whilst the bill was astronomical and the bill   just for the paperwork came out nearly €50,000  just for paperwork so I said like that’s not   going to happen fair enough but what can happen  now is I need permission for things like uh new  

Windows for example so while I can change  the windows there are two that I want to   change the shape of so turn a window into a  door is one and then there’s another wall i’  

Like a like a picture window to be put into so  I need permission for that so that’s going to   cost something uh the roof needs insulating  um so bits like that we’re now going to go   back for that level of paperwork but extension  wise and making the house bigger it’s just not  

Worth it it’s just way too expensive so  for the outcome it’s not as if it’s going   to turn it into a you know million dollar  Villa whatever so maybe that’s not worth doing what is worth doing is the inside is turn  a really nice kitchen big bedroom lovely ensuite  

Bathroom shower room and all of that so um  that’s what we’re going to do so Tony’s going   to help out now with the paperwork for that piece  and then I can just get on with it so that’s where  

It is at the moment so I’ve been here 10 days or  so and as usual just say don’t touch anything   don’t make any changes yourself yet it’s really  frustrating but those are the rules   once I get the paperwork sorted the roof should be  pretty easy and then measuring the windows and  

They’ve got to be made so like most places in  Europe are the moment I suppose there’s a it’s   a bit of a queue some people say it might take  a couple of months just to get the windows made  

That will kind of steal the summer that’s all gone maybe  hopefully back end of summer there’s some signs of progress the build is lined up and ready  he wants to start but we don’t know what he’s   starting on all about permission and I need  the geometra for that I need Tony for that  

So I don’t know how much this bit’s going  to cost what it’s really going to mean and so   I met him the other day he was going to come  back up to the town hall which I’ll walk past  

In a minute to show you where that is and he going to give me the feedback and there’s   really only one question…they’ve already  said I can make a window into a door so the   answering in principle for that is yes,,,  I don’t know is can I make that new window  

And ….it just seems like asking to  move a mountain it’s just a window eh   we will see fingers crossed to get permission for it  because it will make all the difference to the…   to the lounge in the winter so when you get the  view when the weather’s not so good unlike like  

Days like today where it’s beautiful you might be  sat inside reading a book and you want the view simple I think it was a bit late for the nice  lunch… seem to have sold out a bit of work to   do this afternoon and weather forecast  is the storm’s going to come back in

There’s a really good weather  app called IL METEO so you get that on   your phone really accurate so it  might have some more storms this afternoon  hopefully no more mud off  the field yeah 3:00 moderate storm…great

Right so back to the house now I  got quite a bit to do really so out the   storage room hopefully some news from Tony and  maybe have another meeting with him and lot of   streamming still to do. I bought a new stammer  blade from the one that broke the other day if  

I can clear all that rubbish out of the deep  grass here just start making it easier I think   to strim and it’s not flat enough for a lawn mower  or a machine yet but in the future I’ll get a  

Or probably have to hire a digger or something  but I think once that’s done and it starts to   grass and start doing planting and put some  trees in it’ll all be fine piano piano slowly   slowly but everything does take forever these  rustic houses as beautiful as they look there a  

Lot of work buyer beware maybe that’s why they’re  cheap and no Italians want them they still want   to live in the cities but I think uh if you want  that Countryside property be ready for a lot of work

Now that app I told you about earlier about  30 minutes out there was a storm lot of rain   but luckily no uh no floods no uh rivers of mud  that I had the other day so I’ve got   

Two and a half hours of sunlight left going have  to move all the middle piece which is where that   strammer broke so I guess I’ll have to make a  new dump ground here of all the stuff that I find  

In hope that I can get some to drive down the  down the road and pick it up…. let’s go I think the rest of that is  all just twigs growth and some other stuff   I’ve dumped there before so the strimmer should  go through all that now without breaking a blade

It’s fair to say it’s quite humid after the storm to try and cut that out which is a old post used  to bring power all the way across to a pump in the  

Well I’m not sure I’ve lined that up… just a quick  look no I haven’t there you go so this Tower here   and here’s the well but the water level you can  see the water when you open the top so it’s   

A really well nourished well I suppose not used  it yet so I need to get a pump down there but   that’ll be a great source in the future um so yeah  take that post down all the wiring is dead start  

To clear that bank away and get into the barns  from this side just inside well in the middle of   all those brambles there there are I don’t know  40 or maybe 50 of these huge concrete fence  

Posts they’ll be useful in the future for I don’t  know structure for steps and things but they weigh   a ton and I haven’t got any lifting gear I don’t  got any material here or Machinery rather um so  

I guess I just got to expose them and keep them  exposed and get another day we’ll see how far I get right now how do I get all that metal and that cable  which goes from this barn across to the other barn  

Which goes across the out house and back almost  all the way up to the house….without ladder long enough I think the community have come down to cut all the grass   along the side of the (road) which is nice because I’ve  needed that doing so I’ll just go and check now

That’s the tool I need look  at that what a difference that’s a massive difference they’ve done all  the way up to the Main Road and while this   is really the driveway it’s actually classed as a  road even though it only goes to my house so they  

Look after the grass all the way down to the  bend because that’s where on the maps it changes   them from I guess communal land to being my land  but what a difference might not look like much to   you guys but… all these weeds gone… yeah I love it

So here’s the corner I’m on about so house is   up there the driveway on my piece I mean there’s  this there’s a marker along this bank here so it   cuts across this driveway or road at some point so  yeah they’ve trimmed everything from here right up  

To the top Road and but I see this road doesn’t go  anywhere so if we turn around there is a pathway   through to the big fields next door which is  one very large farm this stays is overgrown I  

Have seen people come down here and.. only  people that live on top of the hill they come   and park here and they go foraging down here because  there’s supposed to be some fantastic mushrooms   I don’t know what time of year I haven’t been  down there yet but they say they’re phenomenal  

You know anybody can come down here and this  is actually like a public foot path say so I   can’t stop anyone going through there you on my  border line I suppose is across here somewhere   but the difference over here people aren’t so  bothered about fences and Gates and you know  

This is my land get off my land it’s a bit more  relaxed than that so as you look across the other   fields there’s so many Parcels of land you can  see by the color but there’s no fences there’s  

Nothing stopping people walking right across kind  of nice I suppose it’s nice and quiet so quite different all right made a bit of progress  but it’s too hot and humid and there’s too   many bugs so all that wire pulled through  quite easily in the end so tied all  

That off so it’s getting late a bit  tired loads of more excuses if you want   it but really I’m going to go and sit and  watch the sunset and have a glass of wine cheers another job

Right it’s my last evening here  uh before I head back to the UK for a couple of weeks  so I’m just enjoying  the last of the sunset I’m heading back   to England tomorrow so I mentioned  that I’m going back and there’s a meeting  

About the windows it sounds good to  be fair it’s just it’s my last day   here and sometimes things only progress when  you’re here which is slightly annoying… anyway cheers fingers crossed to get some good news desperate for it so yeah the way the Italians drive it’s  just fast maybe that’s the Sweet Life  

Maybe that’s the secret is just  drive like you’ve just stolen the car…I don’t know… maybe not…

  2. Nice video. Don't cut the grass on the slope too often, let it grow and develop roots to stop the soil being eroded.

    Too bad about the whole permission thing….that would drive me bonkers, in fact I don't think I could do it. All I can do dealing with an HOA that won't let 'owners' plant flowers…I'm planning a move tho not sure where particularly at this age but this isn't it.

    Being an owner should come with some freedom. No?

    This world we live in…..

When you eventually purchase a ride on mower, my suggestion is get the smallest tractor with the cutting deck under and a bucket in the front, Kubota make one that’s awesome but not sure if you have them over there, you’ll be able to get it behind the house and fix the drainage from the field, I’m sorry we didn’t buy one, Hubby has a smallish excavator and the ride on but there’s so man time we could use the bucket on the front of a little tractor and a backhoe on the rear.

  14. Some great positives, the storm showing where more drainage is needed and more land clearing. Hopefully the newly submitted plan is accepted as it requires few cif any real changes other than a few windows. The nearby town is absolutely stunning and the beach is a plus.

  17. Love the property and the local town. You chose well. Invest in some wellies and some steal toed footwear. You are on your own and unseen animals or sharp objects will derail you. No criticism just concern.

  18. You need a mower. I understand using a trimmer to explore with but for all the areas you've cleared of large debris you're just wasting time without the mower

  21. From an outsider's perspective, it would seem to me the planning regulations in Italy are onerous, too restrictive and too expensive. I have seen this on many YouTube channels. What the local governments don't seem to understand is the adverse effect on the local economy of you opting NOT to do your grand design. Sometimes it seems that Italy is holding itself back. Having said that, I have visited many times and adore the country and its people.

  22. The video at the start brings back so many memories, I remember the issue of ICI which was a the equivalent of council tax-ish! Where you event presented with a bill or even when you have to pay it. What happens is about two or three years later they hit you with the charges plus a penalty for no paying and when you explain they (the commune) will tell you that you have o log onto a web site and go through a Q&A in Italian when you want to pay it?? Senegal’ın hasn’t changed much, we had a language school there for a couple of years when Burlusconi tried to get all workers proficient in English we also taught the Italian Police academy with all the baby police, a great bunch they sang my favourite opera song Caruso as a course completion party, your gaff looks positively pristine, ours after six months away you could barely see the doors and would take at least 3 days hard strumming to get about 2 metres of clearance. We lived in a little bordo called Isola di Fano near Fossombrone.

  24. I've done some nasty renovations, get a Wet Vac, suck up the webs, then use bug spray down the hose while it's going, nothing survived that!! After your ride and after working, you can see why farms have bathrooms outside.

  26. Great video. Do you think some of your drainage issues are due to the plowing of the hill behind your house. I know the farmer wants to grow sunflowers, but it may be better suited to grazing. Grass roots will keep the mud from washing off and slow the water runoff too. Was the hill in pasture when you bought the house? That could have been why.

  29. Good content, we did pretty much the same thing in rural France and the work continues to keep us fit and active. Get rid of those short shovels and treat yourself to long handled ones, your back will be very grateful, in fact don’t buy any garden tools without long handles.
