Nick, personally, after living in 34 abodes ( so far) I can say that one of the most efficient kitchens I ever had was the tiny galley aboard my sailboat. A small space with everything within reach is ideal if you ask me. Fabulous meals can be made with rudimentary equipment if the chef is fearless in the kitchen!

Murphy beds would be ideal for the guest bedroom and loft space. A gem!
The Price is Perfect… $230K for a piece of Italian heaven! Nick, your energy is contagious, sooo positive, you always elevate my mood…btw, another gorgeous home, with a magical, “to die for view”…..and a Church, of course…I love Italian Churches and their singing bells…..that Rome is only a few hours away is music to my ears, …I’m now thousands of miles away, living on another planet, there is nothing that compares to Italy! ❤❤❤all the best, you deserve only good things…
If you are in Italy, you must cook at home! It’s the place with the best ingredients! If you don’t have a dishwasher, you can just wash plates by hand! The kitchen is small, but functional for simple meals. Lovely place.

Too expensive. The view is amazing though. I love the church next door and the streets.
I'd say someone put the cooker in wrong way around but not a big deal.
The master bedroom is a bit far from either bathroom.
Other than that I think they did a good job on the appearance of the place and the price is great.

Spell is a beautiful town I believe there is a train station and the hospital is in Foligno,the only problem is that spelling is losing population dramatically, I’m just sad thinking eventually will be empty. I’m looking for a place in Umbria, I have seen all the houses for sale in spello the prices are reasonable. This one is just overpriced.

No car needed; I can walk almost everywhere, and I noticed there's a train station nearby. I would just negotiate to keep some of the furniture and make a few updates to the kitchenette. Other than that, I'm ready to move in!
