The second home in Motta d' Affermo – would you put kitchen/ dining/ living room on street level ( with balcony) and bedroom/ bathroom below? Or Vic's versa?

Question, for Casa Battaglia, is it possible to add a second floor to the building? I believe the building codes in Italy are quite strict and difficult to navigate.

Ciao. For the Casa Pasquale property, I'm guessing the 60 sqm is the building (30 sqm ea. for upper ?1st, gnd? and lower ?basement, gnd? floors) rather than the lot size, but please correct me if wrong. What I'm after is to determine if any land is included on either side of the building ( and how wide) to create a drive down to the lowest level to use as a garage/off street parking. Please advise, and as some land is apparently included (since you mentioned a garden area, unless communal), please specify the lot dimensions, too. Thanks and ciao!
