Super rare Italian Property For Sale. Sunset views, stunning open vista of Tuscany and Umbria and walking distance to a very beautiful Italian village. It doesn’t get much better! Tour this amazing Italian property for sale with Nick Ferrand.

Located within easy walking distance of the pretty little village of Castel Rigone, this immaculate farmhouse with guest annex and swimming pool, has a stunning view of the surrounding Umbrian countryside. Sitting on 1.2 hectares of land, much of which is a mature garden, the whole real estate complex is beautifully maintained.

The main house, measuring approximately 250 m2, is on two floors and consists of an entrance hall, a formal dining room (with stairs to the upper floor), a kitchen with utility room and W.C, a reception room with fireplace and a study/TV room. Each room has external access; the kitchen to a large, covered portico. Upstairs there is a second reception room with a fireplace and doors leading to the ‘loggia’ (an external staircase traditional to houses of this type) and three bedrooms, all with bathrooms ensuite.

The annex, approximately 80 m2, consists of an open-plan sitting room kitchen on the ground floor and there are two bedrooms which share one bathroom on the first floor.

All the internal and external doors, windows and shutters are of excellent quality and well maintained and any glazing is double. The recently renewed bathrooms are dressed with travertine rather than tiles.

The 10 x 6 metre swimming pool is surrounded by a huge terrace.

An underground technical room/storage area is virtually invisible and provides approximately 60 square metres of extremely useful space for storing garden equipment, furniture etc.

There is gas central heating, and the property has mains water and a well.

  1. Great presentation Nick and a beautifully restored house and very nicely matched guest house. Did you mention how many acres the property is?

  2. That is probably the best paint work I've ever seen. Is it painted over plaster or drywall? Is there any restriction to adding handrails to the stairwells? Could a covered parking area be added (unless I missed that)?

  3. Nick, this property is a dream. It’s always nice to see your energetic showings. Take care, ciao Ralph Rocchiccioli

  4. 600,000 above my limit, darn it!!! Just beautiful Nick, it has everything I need. Stunning is the right word. Amazing is another word that I would use. We are so impressed, separate laundry room, kitchen counters to make my grandmother’s ravioli recipe on, guest house, pool, I am so impressed having worked as a painter for my first job while going to University.

  5. Well Nick 🙂
    Good feature…the view.
Poor feature….the house. Stripped of all its character, excepting the ceilings. The rooms are so reminiscent of hotel accommodation rather than a home, holiday or otherwise.

Functional but charmless and honestly, if you’re going to shell out a million plus you’re not going to want to live in a hotel.

  6. Great show! I am seriously so grateful that you’re back! My Saturdays are starting on a happy note once again!

  7. Absolutely not worth anything like €1.9mm. Middle of nowhere. Typical tatty Italian style interior. Looks dated. The problem with Italy is that there are houses like this everywhere. Two a penny. Better off in France, say near Annecy, or Geneva Switzerland. Both slightly more expensive, but much more connected. Also no mention of earthquakes???

  8. Greetings from Australia 🇦🇺 ! What an amazingly beautiful property 🤩 Full credit to the meticulous owners 😊 Ahhh … wouldn’t it be nice. Love watching your vlogs a few minutes spent dreaming of what life in Italy could look like 😊

  9. THIS one checks ALL the boxes and more!

    👍💛👍💛👍💛👍💛👍💛👍💛👍💛👍💛

Thank You Nick. You've out done yourself here.

    🙏🏻

  10. Ahhh. I can just imagine sinking into a nice lounge chair with my cocktail by the pool. I could quite comfortably live in the guest house and rent out the main house. That is, if I had a cool $2 million to get me and my stuff there! 😉

  11. Nick, you mentioned several times that a person wouldn't stay there in winter. Im wondering why? Is this a snowy part of Italy? It seems like it would be a great place to raise a family and live in year round.

  12. The house is lovely. The view is surely unbeatable. You've shown nicer, cheaper houses before. But it's when you see the whole picture that everything makes sense – utter peace and beauty at home, a large enough but manageable sized house, no renovations to do, and a quick nip into life when you need it – all those things taken together is what makes this property so wonderful and justifies the price. Also, I hope your shorts are relieved of their itchiness soon.

  13. Wonderful attention to detail…top finish's…but what might be the worst layout of the first floor…kitchen in a hallway, dinning area in the front door and what appears to be very odd steps cut in….????

  14. Gorgeous home, gorgeous view. This is a true gem. I hate to be unromantic, but what really got me was the very solid, clean, dry storage room. Country houses with storage for all the equipment that you accrete (tractors, pool furniture, strimmers, chainsaws, etc) are few and far between. This is a really good one. Just needs AC and Japanese bidet-toilets subbed in for the traditional toilets.
