I think this is a bargain! Nine bedrooms. Lovely mature private garden. Full of original features. Tour this Italian Property with Nick Ferrand.

The unique location being only 2 minutes from one of the most prestigious Renaissance residence, La Villa del Colle del Cardinale, and the importance of the Villa and its botanical gardens ensures the protection of the surround area.

This stunning Italian Property was built in the early 1500’s as part of an Augustinian monastery and many of the original features (the fireplaces, arches, beautiful beams and terracotta floors) have been preserved by the subsequent owners of this very special home. The house sits on a small hill surrounded by vineyards, fields, olive groves and woodlands. The large, terraced garden has a variety of well-established trees including, oak, magnolia, pine, linden, plum, fig, apple and walnut. Truffles grow beneath the trees. The adjoining field, which also belongs to the property, looks stunning when sown with a sea of sunflowers, but could also be planted with vines or olives. It is also the perfect place for a pool.

This warm and inviting house is on three levels. The ground floor, originally the wine cellars, is now a large, independent, beautifully restructured two-bedroom flat that is very popular on both holiday rental and home exchange sites. The two upper floors are the family home. This comprises two large living rooms, two dining rooms, kitchen, music room, study, laundry, cellar, linen room, three bathrooms, a guest toilet and seven bedrooms. The house has a heritage listing, but this only applies to the exterior of the building. The interior could easily be altered to suit the requirements of a future owner.

The original tower was built around a 12th century and now forms part of the neighbouring property. A shared courtyard featuring a stunning medieval archway and a beautiful centuries old well divides the two original monastic wings that face in different directions and are completely independent of each other. Access to the main house is not through this courtyard. The current owners of the property have always found having neighbours an asset rather than a problem. This beautiful home, situated halfway between Umbria’s vibrant capital, Perugia, and Lake Trasimeno, an oasis of calm on the Tuscan border, is, as it always has been, a peaceful haven in the Umbrian hills.

  1. Hi Nick, as I look through so many of your beautiful properties… I had seen your absolutely gorgeous renovation property! I'm so excited to see the progress and was wondering if you were going to post anymore videos on the progress? I sure would love to see! I enjoy so many of them and my next best trip is to get out there as soon as we can! Thank you!

  2. I would feel so comfortable and secure in this elegant and gracious house. What a blessing to also have a large, beautiful garden with mature trees.

  3. I wouldn’t change a thing. My kind of house. The small kitchen is perfectly workable as it is. The dining room is glorious with the original cooker. The beds are fabulous and the furniture too.

  4. Sorry to hear you've had a small op Nick – you look pretty chirpy, so hopefully all is well with you. This was an especially delightful week – a beautiful house and you in a contagious upbeat mood (not that you are ever not in your videos). I'd go so far as to say you're providing a public service – when my YouTube bell indicates I have a new video to watch on a Saturday, I know it'll be one of yours and a little patch of warmth envelopes me. It's not that I don't have a lot going on – I can hardly find the time to sit still for 30 mins, but it's always worth it. This week, I loved the house and I loved listening into what was essentially a conversation with yourself. I agree with you about the house – it has a beautiful, pared back functional dignity and I wouldn't change anything much at all, other than maybe updating the newer kitchen. I have, though, just returned from a week in Sicily, a place which utterly smote my heart a couple of years ago and where I long to buy a house. It may not be practical though, and so we will visit Umbria this Autumn, to see a fellow ceramicist who lives there, and also to look at potential areas to buy. Thanks Nick, for another Saturday treat.

  5. Hi Nick.

Mike and Gina on the island of Brac😊

  6. Over the calf socks are the way to go .. sartorial elegance at its very best .. they offer a sense of assurance and poise for any Englishman abroad .. bravo !

  7. Hey Nick, another lovely/stellar video of a drop-dead gorgeous house. Out of curiosity, is there somewhere on your website (or have you done a video of this in the past) where someone can get the actual monthly costs of running a household such as this? Having the final purchase price is all well and good but once the keys are in hand, how will I know if I can afford to keep the lights on in a place like this? Will I have to sell one of my kidneys to purchase heating or make repairs that will inevitably be needed? Or if the old saying is true: if you have to ask about the cost, then you can't afford it?? Thanks; love your show.

  8. Ciao Nick! Fran & Barry here. This is a beautiful property❤ at an amazing price. Looks so cozy. Great video as always. 😊

  9. Great tour, thank you, loved many of the old interior features, especially the beams! Outside a little underwhelming, would definitely pick last weeks over this one, even if the interior of that one needed just a little extra TLC. 🙂

  10. Absolutely Stunning home ❤. I love how they have respected the design and era of the original era .

  11. That collection of nests is beautiful. As the entire home is. I’ll volunteer to live in the small apt space and provide help to the family for free. ❤

  12. Look English 😂 ta oublié le costume 😂 ridiculous, live the italien patrimoine to the italien people

  13. Great to see the property you have shown with great interest. Those living here have lived every moment of their life. Each room has been decorated with great passion. God bless them wherever they are.

  14. Such a beautiful peaceful place, would be an amazing place to live in. The price is very reasonable! Thank you Nick for taking us on this gem of a journey!

  15. Since we’re on vacation and staying in Anghiari, on this rainy day we were hoping we’d catch you today to say hi but your office is closed. Hopefully the next time we’re in the area. Love all your videos and keep up the great work. Carlo & Sheila …Vancouver 🇨🇦

  16. What a stunning property and at such an amazing price.
I have absolutely adored several of your toured properties over the years, but rarely has one exuded such a visceral draw as this one.
I can't quite identify the source of the attraction but it feels almost perfect on a personal level.
    I can but dream.

  17. Oh my… I got so caught up in the moment that I forgot, in my previous comment, to wish you a speedy and full recovery from whatever procedure you've recently had.
I trust that your apparently usual good spirits and enthusiasm were genuinely felt, and not just a brave front for your loyal supporters, and of course I thank you as always for a wonderful tour.

  18. What a property! I almost wish I were a monk. I would make minimal changes to the main house. The original stove should stay, but I would try to create more prep/cooking space elsewhere in the room if possible. I'm willing to fight you over that desk. Fantastic! Nick, congrats on reaching 150k, on your way to 200k. It is so well-deserved. Grazie!

  19. I had priced it higher, so it really is good value, obviously too big for my wife and I ( no kids ) but for anyone with a large family it would be great!
