Most of the house still looks dated! The kitchen The jet tub The stair railings etc. However, the outside looks better
Out of all the projects that I have seen yโall do this is by far one of my favorite projects. You kept it simple and it turned out great!
Niche
Whomever yโall worked with on this project is a cheapskate. Because there were a lot more changes that needed to be done to this house. Yโall keep reiterating the price point and the area but the house just looks like yโall did cosmetic uplifts thatโs it.
That fireplace shouldโve been redone, that nook in the wall shouldโve been removed. They didnโt even hang the upper cabinets right in the kitchen. How is the backsplash and counter flush with the lower cabinets but not the upper. The island shape shouldโve been changed.
Very disappointed in this flip.
The only thing I would have done different be square off the kitchen peninsula and make it only one level not bar hight, stucco the fireplace remove the window and take it up to the ceiling
That fireplace is awful! Should have removed the stone on the upper part and left the gorgeous Austin stone on the bottom with a nice wood mantle. Also, Iโd have put open shelves on either side of the kitchen window to cover how the quartz backsplash ends abruptly. I watch tons of flipping shows and canโt believe Austin prices for un-remodeled homes are almost as much as California! This house needed so much more updating to get rid of the 90โs! Agree with another comment about the reddish wood on the stairs. Iโd have rather seen them painted than the outdated red color.
I find lots of their renos are lacking.

I don't like the flip they did on the house. They didn't spend the money on the house to make it modern.
Too much white for me. And I found the kitchen and bathroom updates really boring. The house itself just has a lot of wasted space. It would not be my choice for a house.
Stay away from Grey!
You took a property dated 1999, and you upgraded to 2005…Awkward shapes all around the property, mixing styles and boring colours (please stop using grey cabinetry and tiles, they are so boring). My least favourite transformation.
This was a good refresher for the house overall, to be able to get a good sale.
The staging however did not match the classy feel of the house, Scandi + Beech interior design does not suit the house.
Personally, I wouldn't have chosen grey cupboards due to the dark brown floors and stairs.
All-in-all I don't doubt this house was a wise financial decision ๐
Not changing the wood on the stairs to match the floors was a horrible oversight. Yikes!

I am surprised they changed it from the 90s to early 2000s. Still look so dated and wasted money to put apartment graded cheap cabinets. The angled peninsula is a definite eye sore. I am surprised they even kept it. The Upstair bathroom is completely lack of character.
A nice cove crown would look great with the new cabinets!!

The blue on the wall in the kid room is from cheap โbed in a bagโ bedding. When I met my husband, he had that from his crappy bedding on the wall. The last room on your before your was marketed as a media room. Ppl put movie theater type seating.
Overall I really like this flip and the finishes you picked. Iโm really glad you kept the wainscoting .
I would have only changed 2 things. 1. I would have squared the large arch at the kitchen (near fireplace) and I would have squared the peninsula or removed that part and chamois with an island.
all the things you commented on at the beginning, you didn't fix which is weird to me,
like you could've closed those weird niches and that column design on the second floor ….
I can see you tried to save up a lot in money for the house since the basic designs haven';t changed at all/
For that house to have been built in 1999, it has some really 80s to early 90s finishes. The designers definitely werenโt thinking ahead.
My apartment was decorated with bottles. In fact my roommates had a beer can Christmas tree (which i was strongly against)!

The kitchen still looks very dated. Not filling in that random niche was a terrible choice. Keeping that tub jacuzzi made the bathroom look dated.

looking real good there! great space and open w/lots of room for anyone to enjoy being at home – a total oasis in that southern climate! A+ tastefully done!

I thought the powder room was infested with cockroaches for a second. Gosh that wallpaper was awful.

You know that drop down ceiling above the toilet room in the primary bathroom must have been the home of some dusty plastic vines for many, many years.

Ew the master bedroom man, what is that? The staging is so incoherent, and the remodel is so boring and cheap. Like maybe donโt buy it if you cannot afford to make it nice. Then youโre gonna turn around and ask an exorbitant price for a cheap bandaid type of remodel

Great renovation. I understand those 90-s houses are way too big for the modern living and you as flippers had to consider every penny, but I absolutely miss the storage- closets and cupboards((( On the other note, who do you think will be the buyer? It would be interesting to know more about the selling process, too.

Patterned tile on bathroom floor already dates the reno. Agree with Rose, angled peninsula? Nope. Emily Spend love ๐ฏ with you on keeping that ridiculous niche. Landscaping was the best part.
