Buy a Charming Farmhouse in Italy From $60K
Most people assume “Italy” and “farmhouse” automatically means €400k+… but that’s not what the listings show. In this video, I’m walking you through 7 real countryside properties in northern Italy—Piedmont wine villages, Lombardy farm towns, Alpine foothills, and even Lake Como—starting around the $60k–$70k range and climbing from there.
Some of these are true renovation plays (and I’ll say that clearly). Some are “big bones” properties with two units. One is already renovated but comes with a major legal/classification caveat you need to understand before you fall in love. And the last two are the reason you clicked: one is Lake Como, and one has a pool in a wine village.
Important: Prices reflect the moment of selection. Always verify documents, utilities, zoning/classification (especially rural buildings), and renovation scope with qualified local professionals before you commit.
The 7 properties featured in the video:
– Oliva Gessi, Piedmont (wine route village) — ~$69,000
Two-storey farmhouse around 200 m², 6 rooms, 2 baths, basement, fireplace, natural gas heating already installed, and a 500 m² garden. Renovation needed, but the footprint and utilities are the point.

– Cuvia Valley, Lombardy (near Lake Maggiore) — ~$79,000
270 m², 10 rooms, 3 bathrooms, two independent apartments + attic + cellar + panoramic veranda. Requires complete renovation, but the scale and “live in one/rent the other” potential is huge.

– Between Voghera and Pavia, Lombardy (Po Valley edge) — ~$101,000
Classic farmhouse with private courtyard, porch, garden/veg patch, 5 bedrooms across two floors. Needs complete renovation, but has original terracotta floors, exposed beams/brick, and optional extra land purchase for serious projects.

– Foresto Sparso, Bergamo pre-Alps — ~$114,000
Renovated forest cabin with 13,400 m² of woodland (over 3 acres), fireplace + wood stove, and outdoor space. Big caveat: registered as an agricultural tool shed (not a primary residence), no mains water (spring + cistern), electricity only—weekend retreat energy, not a standard home.

– Pandino (Crema area), Lombardy — ~$121,000
160 m² farmhouse with a three-span arched porch and a private courtyard, 1 km from town services. Needs renovation (energy class G), but this is the “farmhouse life without being remote” option.

– Gravedona ed Uniti, Lake Como hillside — ~$124,000
Detached cabin on 1,000 m² of private land with water + electricity connected and driveway access. Two levels + attic. Needs specific renovations (roof, plumbing, windows), but the address and privacy are the headline.

– Oltrepò Pavese wine hills (Pizzofreddo / Santa Maria della Versa area) — ~$162,000
Stone cascina around 190 m² with courtyard + large yard, fireplace, family-friendly layout, and a 4x5m hexagonal pool. This is the most “complete” lifestyle package on the list.
