The dampness issue is because of the terrace. All the rainwater from the roof ends up there. Also, this one is slightly overpriced.

A lovely home. Easy to adapt to modern living and I'd probably keep it to 2 main bedrooms, and use the landing near the stairs as a dressing room, put the wardrobes in that area and it will free up the bedroom to have some nice chairs. I assume the home has internet connection? Accurate use of the 'half bathroom' term. What's good about this place it has good bones and looks stable. And you can leave it with no problems! It's kind of a special house in a way. I would put sisal grass woven matting on the stairs to contain the sound and hold that in place with brass bars.
Because of the high ceilings a mezannine could be put in on the landing for a spare bed. I would also remove the frosted glass on the internal window on the ground floor and replace with clear glass for better light. The whole house needs a steam clean and a paint job but the bones are excellent. No garage may be a problem but no doubt solvable. Because it's relatively small as a town I assume the crime rate is low. A charming town there is something special about it. It seems not claustrophobic.
My opinion is that they are asking too much. It's very much a redo, so €115,000 is a high price. Not very big, either. Nice views, though.

I would definitely want to paint the outside, keeping the colour in harmony with the other colours around this beautiful piazza. I would love to see which colours the municipality allows. It's a very good thing that care is taken to keep everything in harmony.
I like that you mentioned details about the shopping. Often I wonder about towns like this, whether I could find there, for example, shoes, a spool of thread, or a packet of screws, or if I would have to take a half-hour bus ride to a bigger town or city every time I need some utilitarian item.

It's great to see you guys exploring and showing different areas of Italy! Although I prefer Molise, Umbria is certainly more central, which will undoubtedly appeal to many viewers.
