Explore this amazing Noble Villa For Sale in Tuscany with Nick Ferrand. This Noble Italian Villa has been in the same family for 200 years.

Situated only 15 minutes away from Arezzo in Tuscany, where you can take a high speed train to Florence, Rome, Milan or any other destination in Italy.

Arezzo built its reputation on jewellery and gold and has a beautiful historical centre. On the first weekend of each month there’s a huge antique market.

You enter the Villa by private gates and a tree lined drive. The imposing facade of the building sits in its own garden with a formal central staircase to the piano nobile (noble first floor). The central part of the building dates back to the 16th century and was a tower. The East and West wings were constructed in the early part of the 19th century. There is a private chapel and an enormous Catina with the original wine vats, The building presently has 6 bedrooms, 2 kitchens, 4 bathrooms and 4 receptions. This noble villa could be updated and remodelled or could be enjoyed immediately. The total area is approximately 1,000sqm (10,761sqft) over three floors. There is presently no swimming pool but there is an ideal position for one.

Additionally, there are two other buildings, which are included in the sale. One is a stone build classic tuscan farmhouse over two floors (240sqm), and an outbuilding/animal house of approximately 40sqm. The total land is approximately 1ha (2.47 acres).

Not included, but could be purchased is a huge barn situated a short distance from the outbuildings. This building could be used for anything you wish, classic cars, private business or there might be, (subject to planning) an opportunity to create more accommodation. There’s a separate road to this barn.

Further more there’s a field of approximately 1ha which could also be purchased.

The asking price of the noble and historical gem is €1,460,000

  3. With all due respect, this one leaves me cold. With a lot of updating, remodeling and a great interior designer, it could be lovely.

  4. Ciao Nick, it certainly is stunning, I would leave the upstairs kitchen as is. I love exposed piping. I also love the ground floor kitchen; The owners have done an amazing job at keeping the condition of it intact and maintained. Amore da N.Y.

  5. NO WAY!! Did you say Anghiari Nick? What a sweet place with so much character to offer. I'm thinking that's where I want to retire to. This noble villa is really nice, just a little over our budget unfortunately, but that's ok. I know our Italian dream property is not too far away. I can't wait for next Saturday….so look forward to your videos. You help us keep our Italian property dreams alive. Carlo & Sheila 🍁🍁

  6. That's what I'm talkin' 'bout!
As long as it's not crumbling back into the earth, the less untouched the better 😍

Anyone whom has you to film their property, is very lucky indeed! Fabulous showing per uzhe.

    Thank you, sir!

Love, strength, light and blessings 🌻🌈

  7. Your genuine excitement and heart for the trees and gardens melts my heart to you. You really are a wonderful human being Nick. Thank you🥹

  8. Phew! I'm glad that you said that this floor needs to come up! Incredible price. I'd want the building that needs restoration – even unseen inside it looks very interesting and worth some effort – not to mention money. Thank you – loved seeing this.

  9. This, again is a great tour, which coming from a man that could sell phylacteries to the Pope, does not surprise me. And if there are people ready to think this is a steal at this price, just know that negotiations on villas such as this are of great help to see them sell faster. Friends of mine have just landed one at about 50% below asking. Italy has many great villas and, beyond every American investor, there usually is a savvy businessman, which will see that asking melt.

  10. This house is my dream of an Italian country home. The colors, the furniture, the decorative pieces and art. All so perfect. I just learned that I'm part Italian a few years ago, but I've always had that ideal of terracotta floors and stuccoed walls. Let the plumbing be, if it matches the walls! Just beautifully appointed. It was loved. Thank you for this gem; I'm off to sleep and dream of this!

  11. Hi Nick, Good to see you! Got my nibbles and a non alcoholic drinky!!! Oh the chapel is wonderful and so is the first room with the fresco borders!!! And the ceiling height is great too! Love, love, love that bathroom!!! And the barrel ceiling painted in art nouveau style! Oh my gosh! Oh and the main room reminds me of the farm "living room" because we had four chesterfields and some chairs around the room and beside the fireplace = great room for family gatherings for sure! Oh that is one of my favorite kitchens ever! The sink!!! the fireplace with stove built in!!! -Look at that mantel!! and the open shelves! Beautiful!! What another building outside! Goody goody! Up the next level, okay those beams are simply, so beautiful, I am astounded, drooling! Oh even another salon!!!! Oh that tower, what wonderful possibilities there are!! Okay, now I am laughing and giggling and yes, I think you should have that chandelier!!! That is such a sweet apartment – I would love to live there but please don't drop the ceilings for me!! Oh I love the curved ceiling arches in the staircase going down!!! Oh that canteena – so many possibilities!!! okay you should have that barrel too, Nick!!! that floor is just amazing! Okay and another building! Love the arches, it will be great cleaned up! What a great price for this property! Thanks so much for this wonderful tour today, Nick, as always sending barrels of rainbows and buckets of love, Laara from Canada

  14. Very impressive property! I think the tower room and the arched ceilings in the back staircase, of all places!, are my favorite details… but there's LOTS to love here! Thanks for the tour Nick!

  15. Nick that’s a beautiful property but you never mentioned how much land is included or if there’s any wells? Also the other dwelling that’s not included with the main house and I don’t want it , will it have a separate driveway not going through the main house area?
