Nestled in the centre of a pretty little historical Umbrian hamlet and only steps away from a handy supermarket and bar, this stone-built and very pretty three floor Italian property with private garden has been beautifully renovated by the current owner. Tour this Italian Property with Nick Ferrand.

Though parking is close by, the final few metres that lead to the front door have to be made on foot. The front door opens directly into the cosy sitting room with fireplace and access to the garden. The kitchen/dining room sits a few steps down and to the right of the sitting room.

Stairs from the ground floor sitting room lead up and into a second reception room, alongside which is a spacious bathroom with both a bath and shower.

There are two bedrooms on the top floor. The stairs lead directly into the first one and the second bedroom is accessed via the first.

The garden measures approximately 50 square metres; the borders are well planted leaving space in the centre for a dining table. There is a gate which opens from the little path that runs alongside the garden, and this allows access without the need to pass through the house itself. As the property is located on the edge of the hamlet the view of the surrounding countryside from the garden is much more open than one would expect.

The property, which is approximately 80 square metres, has been beautifully renovated, there really is nothing to at all. The traditional, slatted shutters are custom made as are the double-glazed windows and doors. The exposed wooden beams have a pale, washed finish and the floors are all paved with terracotta tiles.

The property has mains water and electricity as well as gas central heating and an internet connection.

A charming and stylish property which is ready to move into and enjoy.

Asking price: 230,000 Euros.

  1. Hi 👋🏻 Nick, from your friend in Florida panhandle, United States ❤🎉😊

This is a beautiful home and garden. Quiet and cozy.
    Excellent price.
    Just right .

Hav a wonderful blessed weekend Nick. God bless you and your family and keep you safe.❤🎉😊

  2. This gorgeous gem reminds me somewhat of my own stone home, which we are still restoring and I feel this one has been so lovingly restored. It feels warm and cosy, even on a bleak rainy day! I can imagine sitting outdoors under a bright Umbrian sky and being totally happy! A wonderful "home" Nick. Just perfect and thank you for sharing xoxox

  3. Дуже затишний будинок, зроблений з любов'ю. Дякую, НІк !

  4. My slightly envious congratulations to Robert the wine winner.
This is an absolutely darling property and certainly perfect for a single person or even a couple (that get along well).
As proof that I have way too much time on my hands to watch YouTube videos, I notice that you are shaving again… leading me to assume that you are pretty much fully recovered from your previously mentioned medical treatments. I certainly hope that is the case.
Thank you, as always, for delightful tour.

  5. Nice house, great character.. Oh, I ordered some wine from Carla, after watching your video at her vineyard,, and just got it a couple days ago.! Cheers Nick..

  6. Affordable, perfect condition, move in ready, lock up and leave and also easily sublet when you're not there (just put your personal effects in that inside smaller bedroom and lock it, and make the downstairs sofa a sleepsofa. Reasonable price. Cozy. The outdoor space is small, then again requires luttle maintenance and is a real selling point as the house is old and nore cozy than bright.
From the looks of the views from the garden, there's lots of countryside walks immediately beyond, for me, that's also really important in a rural villeage like this. I'd want to know where the nearest lake or communal pool is looking at a house like this. If there's bike or hiking/walking trails around. This will fit someone's bill I'm sure! Well scouted! ❤

  7. Beautiful home and garden. And the village looks lovely. But, the flow of the space in the home is really poor and I'm afraid that my tall husband would bang his head on all those low beams. Beautiful though for younger people just starting out. The second bedroom would be a nice nursery.

I'd like to see rural two-level homes with distinct spaces and good flow and a nice garden and decent parking and good road access.

  8. This is a beautiful home!❤. It being #13 is a plus for me! That first bedroom would be my craft room. Now to win the lottery🙏🏻. Thank you for showing such a sweet little gem!

  9. What a cute home! Something like this (maybe with a few less stairs…😉) is my retirement dream!

  10. Assalam o alaikum! I'm from Pakistan and having my own home is a big dream of mine. Getting a house in Italy for 1 euro seems like an amazing opportunity. Can someone please help me? This would mean the world to me and my family. 🙏🏼❤️

  11. Lovely restoration! Also, it would be great if the winning sonnet was provided? Maybe for subscribers only. Cheers!

  12. This is a neat house and another fine restoration. Had it not been raining, it would have been nice to see this "piccolo borgo". Congrats to the Bard of Georgia on winning a well-deserved case of wine. Nick, these videos are one of the highlights of my week. Keep up the great work! Thanks.

  13. Oh my, I think I have never seen such a perfect restoration. This place is a gem, has been made for more modern living without sacrificing charm. The fact that the owner went to the trouble of re-installing the terra cotta floor tile says it all—how much simpler to buy something new. The kitchen melted my heart—not a cheap modern white quickie, but well integrated with the charm of the house. Most wonderful of all, the roomas are not miniscule, but spacious & light. Wish I could live there, but alas, not to be. Someone is about to be very, very lucky.

  14. Wow, I really like this “little” house! Such charm and warmth. And I could really get comfy in that garden.
