Needs a total renovation, but amazing combined space. I believe the arch is where the apartments connect. The first apartment has the same arch. I’m betting it could all be opened.

Let’s say you buy it for 140. You put another 100-120 in to renovate. It’s still around 250K amazing!
I love the high ceilings and large windows. The mello colored walls and woodwork make the apartments look like a classic oil painting. I'd definitely take both and turn the room with the closed fireplace into a dining room and the large room next to it into a beautiful library/lounge. Great price for the two especially considering the cantina.
I agree, converting to one unit that’s fabulous and having the entire lobby and cantina seems smarter than having one or two smaller units that can never be grand. Also, kudos to you for making sure Mackie (sp?) is so well-behaved. He is a joy to watch.

Next to the little church is an old veggie and fish market. The restaurant below is rather small sized and not a problem noise wise. The very little piazza in front will hold only a couple of tables for alfresco dining in the summer of the restaurant. Property has lots of potential but price needs to be negotiated, as you correctly said. Castello has many hidden treasures😉

Beautiful! I would buy both. Kitchen on the right and use the unused back Kitchen on the left side apartment to make over, somehow, a much better bathroom for that side. I'm thinking that putting in a heating system, fixing the fireplaces and windows would also cost a pretty penny. $$$ but worth it!

One could have fun with the yellow bathroom. At a minimum to live while updating: deep clean, re-grout tiles in either black or white, extend shower to left wall and forward some, a square shower rod covers window too, white shower curtain with either a single yellow rose or a sunflower on it plain white to back, a single bath rug runner in white with a rose or sunflower to match curtain.
As you said Nick …I LIKE IT! What a fabulous buy and as I love a good restoration project, I'd be "in like Flynn!" if I could. Just have too many project on the go already! Fantastic find! What a great project! Tear down the wall where the arch is cut, and you have a fabulous large apartment! I can really see how this place would look with some changes and smart interior furnishings. Should have followed the light up those stairs! Dying to see whatevers up there! A lookout? Another way into the attic? Possible terrace??

So private yet in the middle of everything! Deli, bakery, little restaurant all on the same coupke of blocks is fantastic! This will sell fast to anyone with a bit of vision, who likes to put their own stamp on their spaces! I can imagine one of those rooms as a library with a small mezzanine with books all the way up and a staircase! Love the variation of views too.
Oh boy, go through the furniture and that cantina and pick out a few great pieces, would be a must!

The smaller apartment seems like a good artist's digs/studio, not too pristine, bigger windows and better outlook (blue sky and green space), better bathroom (with window), no visible water leaks? Big open rooms, a loft area maybe? Put in a simple kitchen sink and some electrical appliances, and think (while you create) what you would eventually do.
Could even do something with that Stairway to Heaven space, with the light streaming in…
