That's a lot of house for the money.
Great location but so much work, not enough sun and water intrusion. Lots of work to keep the water from creating mold in the areas that do not get enough light. Price is high for amount of work. Need more light especially in this area. I realize it is winter that's exactly the time to look at properties to know the details….Someone will snap it up. Good luck. Love your videos Dave. Personally, we like this property. The decor is a bit modern for our tastes but that's easy to change over time. We'd want to expose stone here and there and bring in some old-world Italian charm. Would find a way to connect that storage room to what is currently the artist studio below to create a guest room with ensuite bathroom. I'd also change the smaller bedroom into a walk-in closet and join it with the larger bedroom.
If only they made a device that could measure things.

As always, I need to knock off walls: the living/dining one must go and I'll set up the kitchen there (with living/dining because there's enough space). The actual kitchen can become a bathroom+laundry space, or maybe a bedroom with an on suite for my parents. Other than that the house has so much potential!

I couldn't imagine living in such a cluttered space. This is almost a hoarder's house. That said, the amount of space in insane!!!
I'd buy this, de-clutter everything, repaint the place in neutral colors, buy some older-style furniture, wash the round courtyard with a pressure washer and voilà! Fabulous home.
And being handy, I need a workshop, and that downstairs place would be perfect for it.
Concerning turning on lights. Maybe it helps to implement home automation with zigbee. In this way youcan use your iPhone instead of looking for a switch. I have upgraded my home this way (Wales near Snowdon). Love the interior.
Looks like a damp arwa with lots of rain and wind. One needs decent uk render and dehumidifier / ventilator. I would change the heating system to meet future EU regulation. Not sure if you can place solar panels. It is a bit dark like here.
David, you have got to get a little backpack and keep your torches and measurer and your selfie stick or gimbal or whatever you use for your camera and maybe some extra batteries and just grab that whole thing or keep it in your car and you have to remember it because you need it for your camera. Best way to not forget those needed accessories. Also, I am super surprised these artists hadn't done something really cool in that courtyard. So much potential there. They really do have a very unique esthetic. I really liked I!
The first two levels of the townhouse were great but not a property for anyone but the young imo. Too many potential slip hazards walking to the property & around the courtyard/paths. Shame as the lounge & kitchen have an excellent vibe & I can imagine living there as long as you don't want to walk outside to go to the shops. Obviously in an area where water collects. Surprised at how much junk is allowed to accumulate in cantinas, when a little recycling or visit to the council recycling area would free up so much space & allow for ventilation & help alleviate potential damp problems.
I love the location and some of the modern touches. Rooms are small. Perfect for small people. But it does have some pronounced rough edges. Why are some Italian homes built like ant farms? Stairs and tunnels leading to random disconnected rooms that seem more burrowed than erected.
Really nice town, very large home. I love the courtyard and the large bedrooms. Definitely needs some love and good clean, but you could move right in. Great find for the price.

Id use the 1st cantina as a man cave/womans private area.
Inclosed patio great for pet's and shaded plants.not sure how much sun this property gets. Or if any. Really would be nice with roses & lemon tree in the front entrance. Just do not care for the floors. ❤❤
Could be a fun home
The cantina off the hallway could be turned into a bathroom/laundry room. That way guests wouldn't have to walk up to the night area to use the bathroom. I'd also take the kitchen and extend it along the wall instead of having a table there. It needs an updated kitchen and with accessible cupboards. A little breakfast nook in there would be fine as well. Or cafe type seating. That upper room that leads to that circular patio area would be great with a small 2 piece bathroom in it and a informal living room area. That way you wouldn't be walking through an office or guest bedroom to go outside. If you need an office or art studio, the upstairs room would be nice. That way its away from distractions and not taking over living space. I also think that all those wardrobes, when taken out, would free u p a lot of space and give you a better idea of the actual size of rooms. I'm not a fan of wardrobes anyhow lol I'd rather have a built-in in bedrooms.

Probably too much home for me. Plus the cost of adding furniture… A nice layout, though I'd like to find a way to have a 1/2 bath on either the entry level or in a cantina.

I do like the frosted glass in the upstairs doors. A nice way to allow for a little light.
I would use that upper room as an office for my desk and files and a place to play computer games and maybe a TV room. That courtyard is killer! Great place for a grill and a picnic table. It seems counterintuitive to keep the grill in the first cantina. Use that courtyard. Are Italians prone to keeping stuff from one generation to the next?
Seems a shame to keep junk in that isolated room up there. It would make a reasonable rental if it had access to a toilet/shower.
All in all, this is a very roomy home. Nice exterior and plenty of room for a big family.
As I have told you before, your videos are the highlight of my week. There only seems to be one bathroom (though it's a good one) and as I have told you before, that's always a bad strike where Americans are concerned. But the rest of the space seems very good, I could see it working well as a home. Keep 'em coming!

I love these town houses, but at our age the steep streets and lack of garages would be a problem for us as pensioners
Beautiful town and very nice property. It would be nice if you ever did a video on earthquake risk management. How are those buildings quake-proofed, and is there any way to insure them against damages from natural disasters? How much does it cost, etc. Those might be the crucial aspects when it comes to investing in a property.
This channel is the reason why I brought a home in Anversa Italy. I’m American and it was the best investment that I’ve made. I’m honestly considering moving there from America this year because my experiences in Italy have been nothing but positive. The people are amazing, the food is amazing and the community is stunning😁.
The kitchen would be a complete renovation and that lime green colour scheme would be the first to change.
