I know it's stupid, but I want to see the cat getting some pats.

This appears to have been set up as a sort of duplex, with two nearly completely independent households that only connect at the garage and upper terrace. It would seem a relatively easy process to completely segregate the two for a rental property on the end that was for their Nona, or just leave it as is to house friends/family when they come for visits.

Excuse my ignorance, but what is the tax rate taxing? Is it a yearly on the property? Local sales tax?
Can you approach the front door to the upper floor without climbing steps?
Nice place, but seems to be a high price for the region?
This is nice home for young family… and they could spend a small amount to make a second rental residence… which great for young family with small children! Once the children begin to grow up… they could re-combine the rental with the rest of their home. As an American, one of a few things I find uniquely Italian is the tile in bathroom everywhere… walls and all. In US most home would have tile on floor & in shower… maybe the bathroom sink vanity… but walls mostly bare wall… which often are painted with desired colors! 🌵

To much of a sidewalk in front of garage. Will have to dig up, to make it possible for a car to drive in. Defiantly need it for storage. Landscaping needed to make it look inviting. Building to new for me. And too large. Someone with a big family will want it.
