I hope you’re doing well, Annette. Someday we may be neighbors as it’s also my dream to move my American butt down to Tuscany (Munich has been my home for the last 26 years or so). I’ve been holidaying in Italy all these years so I feel it’s time I get to also call it home and you’ve inspired me to look at your corner of the country to do just that Thanks for all you do in this space and sending you some cyber hugs from up north.

What a fantastic place! Maybe it's a good thing that the convent sold, because otherwise there might have been a bidding war and a lot of disappointed bidders.
And here I was frantically trying to get a hold of you, because of my interest in the home you can imagine my depression at the end of the video

Nice house, but I would rather invest in a nice apartment in Florence or Rome. Like to be in a center of everything, museums, restaurants and nightlife
