Dave, could you buy both apartments and combine them? Use the Doctors office rooms as the living, dining and kitchen, and use the art gallery rooms as bedrooms.
A powerwash on the old church, balcony and arches at the beginning of the video would be wonderful. Just looks grimy and dirty.
I would keep the elegant entry hall and put an Italian settee in it. The livingroom should also be elegant with a closet kitchen that could be closed over by a lovely wood armoire. You couldn't do a lot of real cooking, but a small frige, cook top, and sink would do.The wardrobe idea for the bedroom is great.
Love my Saturday morning with you 💕 I really love the floors and they seem in good shape. I'd enlarge the small bath all the way through. I'd make the large closet a huge bath.
what kind of guests? I'm buying for myself, not for guests…should I do stunts to please the guests?
these two apartments were originally one large apartment. they were subsequently divided into two smaller commercial spaces and thus the original apartment lost its meaningful structure…both one and the other apartment are now mutilated…you lost your privacy because your neighbor walks past your living room…in addition, you have to request the conversion of the space from commercial to apartment…
I love seeing them homes but you really must get on with it man. Very frustrating waiting for you to show the complete rooms.
Love your hands popping in to point out things/thoughts. And no, you shouldn't do measurements with your feet, unless you're wearing your flip flops. Great apartment, would be great if can be purchased with the next one to make the layout less odd (both bathrooms with no windows)
My initial inclination would be to put a galley kitchen in the current waiting room, using that door as my everyday entrance, and to use the large room exclusively as a living room/library, with its double entry doors as the entry for guests.
I'd investigate installing a bathtub by either slightly enlarging the ensuite bathroom or (as a less preferred option) putting a bath at the far end of what you suggested as a dressing room, and hooking into the water pipes and drains of the existing shower on the other side of the wall.
Although that would slightly diminish the 'walk in closet' space, there is still plenty of room for cupboards and dressers which would remove the need for a large freestanding wardrobe in the bedroom proper.
Other than having to sort out a kitchen pretty promptly, it would probably be prudent to live there for a little while and see how the remaining space actually felt best used.
Having toured the other unit previously, although from my recollection it had some lovely features, I prefer the more conventional possibilities of this space.
I particularly like having a powder room available for visitors.
If I could deduct a few years from my age, and add a bit more mobility to my health, I would be sorely tempted by this property which for a non-driver seems well placed in a well amenitied town.

Love Idea for two bedroom.
I couldn’t cover up that gorgeous tile with kitchen cabinets. I would combine the bigger room into kitchen/lounge, with maybe that outer area as a sitting nook. I did like the idea for 2 bedrooms, but if you did a combo kitchen/living in that big room you could have a small breakfast table in that middle space as well, in front of that window/balcony. One thing you didn’t address was that other doorway that connects to that other apartment. Did that used to be one big space?

I used the address of the store at the start of the video and apparently I'm staying right around the corner from the property this month before I show up for the home tour! Do I walk from the train station or are there taxis?

Yes, stunning in a number of ways! Would not get rid of the half bath, as you know, us Americans have a phobia concerning too few toilets. I am like you, would want to preserve that stunning (see what I did there?) entrance (you can always put a cot or two out there for guest overflow), and put a small kitchen/family room (with a cabinet bed for guests) in that room to the left, and keep the spaces to the right for the master suite/closet. One thing missing (although I loved the balconies) was no view (from the terrace, can't think of what you call them) but a nice place, all in all. Keep up the good work, you make my day!

beautiful property. Definitely one bedroom for me otherwise too chopped up. I would make the ensuite bathroom bigger. and have a big kitchen living area. The entry could be a formal entrance/living area.

Another idea is to use the living room entry door for the main entrance and make the space next to the WC a shower. A Murphy bed in entry way for guests and they would have their own full bath. Although the entry room is really special as is… so a wet room as you suggest would be better perhaps. Wow, so many possibilities with this beautiful place!
Why not close the entrance you used, just go in to the main room and make it as a kitchen/living space area. The room you went in first, could function as a bedroom, if you evolve the piping and install a shower at the opposite of the current guest-bath? So the now-entrance would become a full en-suite bedroom and with a creation of the small hallway to the bedroom, you would gain two bedrooms without destroying much of the current design, but just transform the current entrance with a room divider into a bedroom with a narrow corridor to the living room and second bedroom.
I would get both and have a huge apartment
Walk into waiting room and make that the kitchen. Turn right into great master with walk in closet and on suite. Turn left into living room with Murphy bed. Keep 1/2 bath

i would not put the kitchen in the entrance way
I would leave the entry way and put a Murphy bed in it. That way you have a spaces for guests. I would put the kitchen in the large room and have dining and living room in there as well. As you said, I would make that exam room the walk in closet leading to the bathroom. If possible, make that half bath a wet room. Oh, and I’d put the washer in that closet where the mini fridge is.
