Can you do a video about the church? Buying that and making it into a home.. That would be something!
To me this is the latest in a series of duds from Dave. Yet again, hardly any light, lots of work required which is not reflected in the price, a dirty neglected building, no views or terrace. Sulmona looks bedraggled and down at heel. There's either a serious lack of attractive stock in these towns, or Dave is just taking anything to keep churning out the weekly videos. If that's the case, it doesn't do his credibility any good.
I love church bells. Do people really dislike church bells?
This is one of those times stunning and amazing are overused words…these words are only appropriate to wonderful places in the world and many are in Italy for sure.
Some strong pros and cons about this one: Beautiful building, but it needs some facade and entry maintenance to make it more presentable, the apartment is well maintained and up to date with utilities, but needs some historic touches to add some charm if you don't want a super modern space. I'd add some touches like an ancient mantelpiece in a few rooms and some revealed stone to return some historical context and some beautiful vintage light fixtures. Maybe tile one or more of the rooms with reclaimed old tile to break up the wood flloor look and integrate a few pieces of lovely antique furniture. Even just a few things can add the charm back into this space. While the condition and the size merits the price, it would be nice to have it priced just under 100,000 in order to afford those upgrades, along with a new kitchen. I would install long shelves and try to reveal a fresco in the beautiful little chapel and then add some overstuffed chairs and make it a library.

Please, get to it on the filming. This video is twice as long as it needs to be and there's no room measurements. You've been doing this long enough to get these things down. Yes, this is nice, but like others stated; it's well overpriced.

The city should invest in a gigantic water jet to clean it all up [Truck driven Gurney with a 3 floor extension].
It would take nothing to get that whole town to sparkle.
I like the apartment, but I agree with the person here saying the price is high considering the costs still to come. Not only does the kitchen need installing but a few of those windows need replacing [As well as adding internal doors].
Havinf said all that for the right person this would be a real find. I like the internal courtyard, and is how I remember so many places in Italy.

Mamma Mia! Love it! Love It! This is so different from the properties shown on this channel. I can not believe all the negative comments on this one. This is the best of both worlds. The modern interior with the old-world charm pouring in through the windows. It's a SoHo loft in southern Italy! The price for its location is also so reasonable!
I love your videos Dave but the fact that there is a condiminium fee and they clearly haven't spent any money on that area must be a red flag for any prospective buyer. Contrary to some comments on it I actually liked the art gallery white box style. Not sure on the laminate. It has potential but not the best you've shown.

When my 15-year-old and I spent Christmas 2022 in Italy, we went to a bar near the harbor and had pizza. We had never felt so welcomed! Another tourist even wanted to take photos of our family and the henna patterns on a few of us, as we had just celebrated my niece’s wedding ceremony. We’re planning to visit again and hope to travel a bit if we have the opportunity before relocating to our home in Pakistan
What do you get for the monthly fee ie what do they actually do? The art studio has no air conditioning? Is it not needed? That place is doable. Price is bit on the high side especially with the added monthly fee. I think $75,000 is reasonable, b/c of the fee and you have to put in doors, re-do lighting, put in kitchen, input double glaze windows or update ones there, clean up or replace / update / refinish doors / wooden window / shutters, powerwash or somehow clean those balcony areas + paint the wrought iron.
This is a nice unit but think it is a bit overpriced for all the work it needs such as the new boiler, new lighting throughout, and full kitchen, plus its very limited outdoor access. There are very nice windows but their exterior surfaces all need staining/painting and sealing. I would price it at $110,000-120,000 Euro.
I actually couldn't imagine that place becoming an apartment but I don't have that talent, anyway not my favorite, i did love the entrance and the courtyard

I wouldn't mind the church bells…one of my favorite memories as a child was waking up and hearing the church bells on Sunday (this was in Germany)
Bathrooms in Italy are problematic. Americans have a different attitude about them. It's a European thing. I have watched a number of these "Italian property" videos, but there have only been a handful that had adequate bathroom facilities, in my American opinion. I did actually see a few that could have worked, having an actual bathtub/shower setup, with rudimentary setups that could have been set up as a second bathroom. Americans don't use bidets. But a bidet gives you water/sewer hookups for something else you might want. Also see a lot of pedestal sinks, and most Americans don't like pedestal sinks. But sinks are easily swapped out, as long as you have water and sewer hookups, you can have what you want.
I wonder if the original tile floors are accessible under the laminate flooring?

The windows that were covered in the hall in front of the bedrooms should had those white covers moved to show the windows. They have such character:) I presume the owner didn't want you to open them.
You need one of those Laser Measurement Tools for the room sizes. Not quite as good as many of the places you have shown lately but not everyone wants the same thing. I prefer the ones with original features or tiles.
Only you could walk into a series of empty white rooms and make a half hour video out of it,.😆

Great property, all the main work is done, you can just modify if you want to. The price is appropriate to value. I wonder if that’s a church, if so, are there services? And yes, what are the condo fees?
I always prefer a private entrance so a townhouse or private home with garden.
