  1. $50k plus for Kubota, why even bother making a pond that small? No room for prey fish to hide, and it's not deep enough. Should be at least 3 times bigger width wise and at least twice as deep. Great cover can be created by placing some big stumps with roots intact on the bottom. Some boulders stacked into cave like shapes, a few logs, some branching sections of a tree, If you put predator fish in, you are going to end up having to feed them and they will eat their young if there are no other fish for then to eat. The slope is a little steep for bass to bed up and lay their eggs. I have dug several ponds and the bigger, the better. Deep water maintains temps which are key to convection circulation and create different zones for different species. It could be a great koi pond and try to keep bass and other fishermen's out of it. Birds will bring eggs from other lakes, nature finds its way.

  2. Very nice, but I’m not sure I’d like sleeping down in the dungeon! Lol. Kind of scary if the walled garden collapsed and that’s it! I’d definitely make that upstairs bedroom a living area. Lots of potential!

  3. I have one question, please. Is there an ordinance against outdoor lights in this town? I don’t see any lanterns on buildings when you were walking through town.

  4. A question that I've had for quite a long time: Is it architecturally/physically possible to expand some of the windows by breaking through those thick walls to make the windows larger?

  5. I would have just regarded that as an entrance passage not a courtyard. Being below the neighbours garden makes it dark and has no view downstairs. Nice view from the balcony.

  6. I assume that None of the garden areas we see actually belong TO this property? What a shame…as access to them would make this property really wonderful.

  7. That upstairs tandem room with the garden view would be a great living room, the down stairs dark room a good library or movie room. The little upstairs a guestroom instead of another bathroom/closet. You only need two baths (& bedrooms) Too bad that garden next door isn't included. But I love it too, thanks for showing it to us all.

  8. That first room makes great sense if you’re hauling in the groceries. Makes it easier to handle the door if you’re cooking as well.

  10. David, you've done it again! Another stunning property! So many "pros" and, perhaps, only a few addressable "cons."

    PROS:
    -Great price for SO MUCH.
    -Lots of space (potentially 3-4 bedrooms, a living, room and a decent-sized kitchen/dining area)
    -Beautiful aesthetics (beautiful flooring, vaulted and curved ceilings, balconies, quiet and privacy away from street traffic, beautiful plaster work, most remodeling already done, etc.)
    -Strong construction (Walls too thick for Superman to bust through, beautiful plastering, good roof, newer electrical, good plumbing, etc.)
    -Allows for "aging in place" as the bottom story has a bedroom with a bathroom that could be used as a master suite if the stairs were difficult to climb.
    -Vittorito seems like a stunning town with all the amenities (good schools for kids, doctors, access to mass transit, great food/restaurants, pharmacies, easy access to stunning surroundings)
    -Storage space in attic areas.
    -Wonderful views from upstairs rooms
    -It's in one of the most beautiful and welcoming countries in the world

    CONS:
    – No central heat/air

    – In spite of what the knucklehead Trump thinks about the glory of all walls in complete disregard of ladders and shovels, I have concerns about the wall. It looks like there might be a problem with water/dirt/mud draining down onto the walkway by the wall from the land above the property during heavy rain. I am wondering if that could be resolved in some way, perhaps by doing one of the following:
    o- having a drainage gutter at either top or bottom of the wall by the higher property next door to drain the water all the way to the street
    o- adding an inclined awning/overhang roof with drainage gutters to cover most of the currently-uncovered walkway and redirect rain water down to the street
    o- putting garden beds with vegetables, herbs, plants and flowers in a long bed along the bottom of the wall to absorb an drainage of water onto the walkway

    WHAT I WOULD DO WITH IT:
    -Use the room near the entrance by the stairs as a small living/TV room and office
    -Kitchen just needs an IKEA kitchenette and the basics
    -Use the room on the ground floor with the bathroom as a bedroom that could be used as a master suite as one aged and if the stairs were hard to climb for any reason.
    -Upgrade the 1/2 bathroom by adding a shower with sliding doors against the sloped wall (probably sloped for neighbor's stairs), removing the bidet to give more shower space, moving the toilet to the right some, tiling/re-tiling as necessary, and adding an in-toilet bidet device to the toilet given the removal of the bidet.
    -Use the room nearest the bathroom upstairs as the master suite, but replace the stairs up to the attic with a sturdy, metal, pull-down angled ladder.
    -Make the center room upstairs a large family and TV room to enjoy the views, balcony and sunlight frequently.
    -Use the upstairs room furthest from the stairs as a bedroom, and consider having the stairs leading up to the attic in that room replaced by a sturdy, pull-down metal ladder
    -Make the door leading to the entranceway from the street a lockable door so bikes could be stored outside under the cover area just inside the doorway.
    -Smoke a doobie on the balcony routinely 🙂

  11. The "bedroom" next to the kitchen would obviously become the kitchen – we don't like walking through the kitchen to get to the living room – so the entry room (which is bigger anyway!) would be the Living room…………..

  12. Terrific property. Great value ! just needs kitchen n w baths like you pointed out. Love the courtyard n entry. Perfect for hanging coats, boots, etc.yes a patio set in thd courtyard would be perfect.

Decent layout, which makes all the more sense when you consider that its effective orientation (to the side) both creates a southern exposure and overlooks a large neighboring green space, an amenity which benefits you without any of the burdens of ownership. The seller has invested quite a bit in updates (electrics, windows, surfaces), while still leaving pretty much a blank slate for the buyers to indulge their own tastes. Smart property!

  15. Is the garden yours or someone else's? How do you get to it? I would put up a wood fence if the garden isn't mine. Someone could easily come onto your property.

  18. Question: how does one keep people from jumping from the open garden to your exterior walkway?
    Upstairs is the single suite for the owner. Your idea of the bedroom and the dressing room/lounge is great. The other upstairs room is the private, living room/den of the owner with the large bathroom, too. I would add a split, double-glazed, glass door with double rods for attached sheer and black-out curtains at the top of the stairs (and at the bottom of the stairs to create a little alcove at the exterior door, so everyone has their own private entrance) to close off the private quarters from sight and sound. Downstairs is the public part of the house. Your idea of the main entrance being straight ahead of the street entrance is, again, great. The entry room is the dining room because it's so long and narrow, perfect for a long dining room table. The other side of the kitchen is the living room, guest bedroom when needed.

  19. Far far too much waffle, the property is the star not you, like thousands I’m sure I gave up on you after your windbag piffle got too much. Just show us the property from the start, don’t give us all your crappy ideas as I’m sure so many viewers don’t care and will have left you by then….
    Here’s a radical idea, look at some of your peers and you might learn something. In summary put a sock in it..

  20. I always wonder, if bars are the place to have a coffee in the morning, but bars are traditionally the place where Italian men are sat at, where are women supposed to go? It is hardly a good feeling for a single, foreign woman to firstly intrude and secondly enjoy a quiet morning coffee in the middle of a bunch of chatting men who are living in bars. Having grown up with that typical countryside culture, it is not the place to go for a woman.

  21. Not bad but also not good place. I would be hard pressed to find a use for the dark supposed living room downstairs with the heating unit in it. Probably use the supposed guest bedroom downstairs as study with sofa for guests. Use the best room upstairs as livng room, the room behind as bedroom. The balcony is too narrow to be used for sitting and of course the neighbors will not cut their trees to keep them low not to obstruct your view or to get to all the fruit.

  23. I took a look at the Google View of that street, the latest which was 2010, and they've painted the houses nicely since then. Speaking of "dressed to sell", it seems "curb appeal" is a concept only in North America! Otherwise, I would make that dark room behind the kitchen a dining room, maybe a rec room, if the kitchen can accommodate a large dining table, and the guest room to the right of the kitchen, and see about a shower in the ensuite. Upstairs I'd definitely make the room adjoining the bathroom the master BR, then the room to the right of the stairs the LR with the doors and terrace, then another guest room at the end. The "rec room" could also conceivably be a 3rd guest room. Lastly, compared to other properties you've shown, €65k is rather steep.🙂

  24. This place needs work but has potential. I really don’t like that big wall blocking the view but it could possibly be nice porch with nice pavers laid down.
