entrance to your Villa today we are in Umbria we are about 20 30 minutes max from aeto in the most beautiful Countryside with a bit of wind and we are going to tour a modern style almost may I say it Palm springy esy Italian property with lots of beautiful features with the most outstanding view are you ready let’s go now the first thing I’m going to show you is the outside of the property and yes Palm Springs in Umbria oh it’s gorgeous I think it’s absolutely beautiful and I’m just going to pop in again and come through where I initially gave the introduction and I think it’s beautiful now you can’t see the view through that window but I will tell you it is absolutely stunning this prop is over 400 m in total over two floors and I’m going to come down and we’re going to go through one of the doors to enter the property there’s either one on the left or one on the right and in we go now as we step into this open plan kitchen area and the camera would adjust it’s a beautiful summer’s day and you are immediately presented with an absolute fabulous kitchen yeah really is a Chef’s Kitchen I mean it’s just got everything ilv five burner extra oven M washing machine sorry dishwasher workspace for prep the windows are all new and they are done in aluminium and I think it’s very fitting for this property and the majority of them have fly screens but I’m going to see whether because this is your kitchen sink and I really like this little window and if the camera will adjust that is your view outstanding absolutely stunning uman Countryside far reaching I think you might be able to see part of maybe a bit of Tuscany as well as I pull around and you have this fabulous open plan living area isn’t that gorgeous there’s a 15 M by 4 M swimming pool there’s 187 olives yeah modern yeah I’m I’m loving it right let’s no door left closed okay so in we go the first one that we’ve got is basically the laundry or a ladder with the washing machine in and it has a small sink absolutely perfect all your tins pots jars and your jams and then to the left of me you have another door they have been done in wood and they have been limed and here you’ve got your storage room for your coats and your gardening equipment equipment the owners have owned this house for over 24 years and they have created a beautiful beautiful garden now I would personally have this as my master suite because what you have a sticky door is you have a single room now I haven’t turned the light on I’m just going to get back to the corner there are four stroke five bedrooms the stroke being this one and they have children they’re using a storage at this moment time but it would make a wonderful absolutely beautiful dressing room and then you can close the door at the end and as I said it can be a stunning master bedroom yeah very nice very simple very chic the shower unit and the walls have had a specialist resin coating it is smooth it’s a lovely gray it has a beautiful window over looking beautiful mature oak trees and if we get an opportunity we will be hugging one of those today and as we turn around and I give you the reverse you have a very nice shower yeah yeah I love it absolutely love it I like the doors I like what they been done and then here you have bedroom one it’s not too big it’s very simple and to be honest with you that’s why I would want the extra single room as my dressing room for a full-time living I really would yeah I think it lends itself I mean in the other room so there’s two bedrooms on this level there is a very big closet this bedroom has the do the most magnificent oak tree outside which is shading you from the direct sun but I look at the light as I come down beautiful absolutely beautiful what an entertainment space what fun right more storage area pops and pans cups and sauces all I can hear was bird song actually now this property can be purchased with the majority of the furniture minus the owner’s personal effects and rugs and other things which a list is being compiled at this moment in time don’t you love it I think it’s great light the lamps I really do right we are going to move on and into the next bedroom suite and this is a much B bigger bedroom it has a lovely door leading directly out into a seating area surrounded by your 187 olive trees producing a huge amount of olive oil we’ll get to that at the end of the video now as I mentioned that this is a big closet sliding door and then a very lovely appointed bathroom with a lovely bath bday toilet a beautiful window resin paneling or resin painted I should say look at the light coming a lovely shower a game with resin and a jolly nice sink yeah Chic isn’t it really is now there is gas central heating the B is downstairs and there’s also at the same time two big water tanks and this house is connected to town water which is you know we’re in the middle of the countryside now I think that is a lot of fun do you like that fireplace comments below I think it’s just great got to get a bit closer so you can see it I’ll try to find out who actually designed it but it is still and it looks like it’s had an explosion it’s way it’s been for for out I think it’s just it’s just great I’m going to come back and give you the reverse or where we are now so you can see the full length of this stunning living space lovely High ceilings double fridge beautiful right are you ready as the camera adjusts this is your toce and that is your view oh really now all you can see is Vineyards and mountains and puffy white clouds and to the right of me I don’t know whether you can see it in the distance there was a beautiful castle and the vineyard itself where you can just pop down 5 minutes away just in case you’ve run out of wine beautiful isn’t it Paradise I know where I’d be in the summer now you’re in an elevated position I am going to guess might be wrong but I’m thinking you are about 550 m above sea level there is a house which I can see in the distance the pool is not open but I will try to put a picture of the pool when it’s open what a view what a beautiful garden 20 four years of well love actually we’re going to go down and just show you a little bit more now we’re coming down to the second level or let’s say the ground floor we were on the first level before and I think what’s important is that we just pop here and I don’t know about you but I love botchy it’s the Italian equivalent of bulls in France and I think it’s a great game they have lovely white CS for the pool which they put up in the summer months yeah it’s beautiful and then I I’m going to come back and I’ve come down here because I want to give you the reverse of the back of the property stunning day it’s beautiful right we’re not done yet now the door on the my right hand side is basically the boiler room so it just has the gas boiler and the water tanks and I think what’s more important for us is to go into this space here now let’s see if I can turn a couple of lights on this is a two bedroom apartment fully self-contained it has a foldout bed in one room like the rusty lamp now the wires that you’re seeing on the out of the wall are just because they are choosing or have or need to choose the lighting which they haven’t got around to doing at this moment in time no air conditioning but I expect this is going to be lovely and cool in the summer yeah look you view over that just amazing view and that incredible Olive Tree coming over and into bedroom number two very simple absolutely perfect for guests that come and stay this property is perfect for somebody who wants to come to Italy for an extended amount of stay and invite friends and those friends or family have their own individual space which they can come and go and do what they want coming down into the bathroom see if I get a light on yes I can Nick yes you can VOA just can hear the extractor fan coming on and again you’ve got a whopping big shower really Jolly nice and a bday and a toilet I’m just going to give you the reverse and to walk into the shower and a nice big sink yeah you’d be very happy wouldn’t you sliding door and then a nice wooden cupboard to store your things away radiators look perfect absolutely perfect just had a glass of water right I hope you enjoyed it stunning isn’t it what have we got we have 267 square m of beautiful open plan living two bedrooms two bathrooms lots of space to put your things away stunning downstairs we have an apartment of approximately 80 square meters I’m just waiting for the geometer the surveyor to send me the exact figure but I’ve just done a little guessed 2.7 hectares of beautiful land of mature Oaks and St Garden which has been beautifully made over 24 years of love and care a 187 olive trees and they have a relationship with a company where the company comes they cut the grass they look after the ol and at the end of the season they get 20% of the Harvest and I have been told in 2022 that equated to 83 L of Virgin Olive Oil drink it for breakfast stunning a 22 km away probably into the center of town 30 minutes Ram you can either get a train in an hour from aeto or you can drive and it’s probably no more than an hour and a half the motorway entrance is just down here in Fabro and that’s about 50 15 minutes away what else can I say about it oh the property tax the property tax perom of this house is €2,000 and the rubbish tax is500 they have Town water and they are connected obviously to the electrics the swimming pool is 4 M by 15 M it has a deep end you’ve seen the picture the cover is on at this moment in time the view is outstanding absolutely outstanding West sunsets I forgot to mention Spritz glass of wine end of the day couple of Olives Sunset what more do you want
