we are going to tour this absolutely
charming Italian home in Italy that is
right it has been owned by the same game
owners for 25 years loved and cherished
and I can’t wait to show you this
stunning Italian property today are you
ready let’s go oh price at the end no
cheating well the first thing I’m going
to show you is the view because I think
that’s incredibly important today we are
in Umbria we are approximately 20 25
minutes away from peruja approximately
20 minutes from peruja
airport and the nearest shop and
supermarkets is in a very small town
called Pont Pat which is
approximately 10 to 15 minutes away and
as I pull the camera around past a
beautiful fig tree I am going to
hopefully show you the
view it’s a little
hazy but it’s
gorgeous all you can hear is
nature I’m going to come around and show
you the
360 degrees and give you the front
elevation which
is absolutely stunning
now this property is over 300 square m
built in stone probably dates back to
the 18th century I would say maybe a
little bit
earlier it has a
beautiful
mature
rustic garden and today couldn’t be
better to explore the
garden yeah I mean
look now this used to be an old
barn and I have been told by the lovely
owners that they’ve had concerts here
overlooking the umbrian countryside oh
isn’t that just totally
Charming it really
is the land is completely
fenced there is a spring and there is a
20,000 L water tank and an additional
15,000 L water
tank next to
the it’s absolutely
beautiful right now the swimming pool
has the cover on at this moment in time
it is 4 M by 10
m and I will insert a picture of the
pool into the video so you can see it
when it’s open now I’ve been told that
the owners actually bought these Cyprus
trees when they were little iny wiy
babies 25 years ago and look at them now
really nature
is absolutely
gorgeous little Hut used at the bottom
of the uh next to the pool used for the
pool equipment there’s a room downstairs
which has other lounges and pool things
for the summer
months but
really if you were looking for Italian
property and you
wanted just the most beautiful Vista
yeah in Umbria you are not going to get
much better than
this right I’m going to come over and
come past where we initially shot the
video um and I’m going to show you the
entrance and the car parking area now I
must point out that there is a
electrical wire crossing the
valley and the only thing that you can
identify it with is the small round
balls to stop you know microG gliders or
anybody just running into them but I
wouldn’t worry about it you can’t see it
you just can’t see it there is a gas
tank and there are two central heating
systems now here’s a story which I
thought was really interesting this
beautiful Olive Tree and there are 12
olives and look at the little olives
they’re growing can you see that I don’t
know if the camera will focus on it
yeah there this Olive Tree was basically
above up
here and there was a whopping big storm
and it uprooted
itself and fell down and they replanted
it about 18 years
ago and it has
split and
grown and it’s
magnificent now 12 Trees that you can
estimate you’re going to get between 10
and 12 lers of your own olive oil and
that’s probably enough for you for the
entire year there is not electric
gates there’s an old barn gate which I
really like you could put electric gates
if you really wanted to and I think this
is of note and I want to get just just
show you a little bit closer this is old
pigy a beautiful
stonework lovely roses oh look at that
let’s see if we get the camera will
adjust and I’ll show you that oh look at
that isn’t that gorgeous now we a
planning application you can put a roof
on that let’s see if I can get over the
top I’m not going to go around let’s see
if I can do that I can’t even see the
camera now but yeah hopefully you can
see it that can make it just an
incredible Studio
all I can hear is bird

really do I think that’s fantastic and I
can see that basically there’s a wood
burner on my right hand side and then
there’s a fireplace
I don’t know whether that works it
probably does I can see wood in it you
won’t be needing to light
that right

basically into a
snug a TV room and what I really
do
love about this
house is
that it’s it’s real it’s a home and you
can see it’s a
home stunning isn’t

lighter now let’s pop into
the reception
room and this on the map is classified
as a
bedroom voltage ceilings
let’s get
up and show you
that it’s been painted
white double doors which leading out to
a nice Terrace overlooking the swimming
pool now what I want you to uh make a
note of is these stairs
because they have a
self-contained apartment upstairs which
they rent on
Airbnb and that is the staircase which
is
connecting the first
floor what a beautiful
picture
amazing totally amazing let’s walk on to
basically a step up into the other half
of the house
yes I hope you’re enjoying this it’s

haven’t been
painted everywhere you look there’s an
opening and a Vista a view
everywhere you go just going to pull
this back down
here and then we’re going to go into the
ground
floor
bathroom it has a shower quite a big one
no
bday but a
sink and a
toilet with the toilet seat down let me
pull back out of that
yeah it’s a home isn’t it it’s a home
you’re 15 minutes from the
supermarket you’re just immersed in the
uman
countryside you got lovely colors and
you know wooden flooring
here it’s it
feels idic actually it’s gorgeous
now this is bedroom number one on the
ground
floor what are we going to
use yeah Charming now I’m just going to
go across here CU I want you to see that
here behind this screen
there’s the first of the gas boilers and
behind there as
well is the washing machine and the
tumble
dryer now this area would have been
Stables we are on the north side of the
house the front side where we started
the video is due south so I expect this
room is going to be lovely and cool
so just so you can get your bearings as
you come
out we’re going to pop back
outside you can see the abundance of
Rosemary and there in the distance were
the cars and the
gates it’s absolutely
beautiful look if I come across
right up the stairs we go onto the first
floor as I mentioned there is a
staircase internally in the
building but that has been blocked
because the owners are have subdivided
the upstairs into a master bedroom suite
and dressing room and a self-contained
apartment where are we going
Nick I think we’re going into to the
owner’s quarters

have a bathroom it doesn’t have a toilet

bedrooms Charming isn’t
it I’m going to be using that word a lot

all right we’re just going to pop down
here I’m going to show you the dressing
room here we

yeah and this is being built with
industrial poles

area yeah it’s
beautiful it’s exactly what you
need I suppose it could be another no I
don’t think it needs to be
another bathroom actually I think it’s
perfect as a dressing room I really do
like the subtle colors that they have
used on this house
yep wood buring stove in the
corner and then as I mentioned the
bathroom doesn’t have a toilet
but in here I think this is probably the
light yes it
is you have a
toilet and a
basin you really do see the difference
when you enter a house which is is lived
in I just
uh it becomes so personal doesn’t
it a lot of the holiday homes that you
see you know have been designed for
purely that
and you got your personal effects
inside now this has
been designed as a
self-contained one bedroom
apartment using their
furniture and you immediately enter the
door into a open
plan reception and kitchen
area I’m going to step
back and show you the Little Kitchen
perfectly
adequate yeah can be better there is no
dishwasher oh maybe there is hang on a
minute no there’s
not right as I mentioned in one of my
other videos if there’s only two of you
and I think I’ve made a mistake yes I
have made a mistake because I think
there’s an extra room
yes
Nick right here you have a trap door and
this is the staircase which is going
down to the first floor the ground floor
so if you wanted to open
that um and not rent out this area that
will be the staircase where you will be
coming
in this is the bedroom
terracotta
flooring it’s not
old it’s probably when the house
was restored originally which it to me
looks like in the 1970s but you have two
beautiful
windows and lovely
lights and high ceilings
and I like the way in this room that
they haven’t taken they’ve done vertical
stripes but they haven’t taken the
stripes all the way
up yeah they have
taste no doubt about
it right into the lobby area I can see a
microwave I suppose you could integrate
that if you would wanted
to into the kitchen area and then you
come across yes Nick you were
wrong and then you have a nice
bathroom
toilet and
sink I’m just going to do a quick
flip and come come around and show
you the large shower
area and then the last room that we
haven’t
seen
yeah that’s why I didn’t understand what
was going on there is a single bed um
and I
believe now thinking about it
basically that the bed actually pulls
out so it can make a
double yeah sorry about that I forgot
that I think the reason why I forgot
it is because they’ve built this
ingenious

Bridge going directly out through
these French
doors
Crossing onto the Garden area I didn’t
show you that
actually right there is a pergola
which they are using for
storage and that came directly out of
the living
room I think we might go down in a
second and I will show you that but what
I do want to show
you is this
wonderful
decking where you can
come and have your par
evil and dream of Italy and it really is
it is a dream

Farmhouse loved and cherished for 25
years you’re going to ask me why the
owners are now selling this property and
the answer is they want to be closer to
their
children 12 olive trees produced in
between 10 and 12 L perom and that is
probably enough to actually Supply you
with your own olive oil all
year 600 m above sea level so there
won’t be that many mosquitoes this house
does not have air conditioning but as we
are 600 m above sea level and as two or
three of the bedrooms are facing on the
North
side sorry excuse me I expect it to be
quite cool in the evening sunsets did I
mention
them this is due south it couldn’t get
any better there is a spring for the
water there is a 20,000 L tank below and
the water from that tank is pumped to 5
35 Le 5,000 ler tanks which are above I
have been told and I’m going to be
honest
in a very hot summer there may be water
issues but you can buy a whole tank of
water of 12,000 L for
€50 and the price the price of this
property is
