town which I love a cathedral which I
adore and the most amazing Fresco by
Luca selli if you haven’t been you must
come this house is situated in over 4
hectares of its own mature garden with
cypresses with 130 olives with over 100
fruit trees with a beautiful swimming
pool the interior has been
done you’ll see it in a minute it is
gorgeous absolutely gorgeous are you
ready let’s go oh shorts they’re on and
they’re not coming off until
September right well the first thing I’m
going to do is a little pan to the right
because all you can see is the umbrian
countryside now it’s a little bit windy
and there’s a tractor plowing a field on
the other side of the Hill which I can
see but first of all you have this
absolutely outstanding perg it really is
I’m just going to pop over these
Stones oh look at this for your
view oh
really Cypress Line Drive electric
gates what an incredible space for your
entertaining and barbecue area as we
come down I am now going to pull a
little little to the left so you can see
the
gardens and from the back of the
house well all you can see is
beauty swimming pool we’ll get to that
in a
minute the stonework in this uh in this
area is are beautiful um it’s basically
it it is literally a groundup

and well I mean you’re be the judge of
that in we go now this building is split

don’t know whether I can get the light

on now you’re going to see the
reverse of the reception
room now they’ve mixed old and new this

say then we come back into the kitchen

doors and we’re going to go
into the first of the many

and this is quite interesting isn’t that

opens up or came in as a powder room and
then we move around into a
bedroom
huge built-in closet on the left hand

whoever did the doors did A

job and then you come across which I
said was quite interesting and you come
into another
bathroom now this
has a plaster
finish and it’s smooth
no bday but lovely big tow wheel and a
lovely big
shower yeah and if I can show you down
the hallway cuz I think this is really
interesting as well now you can get an
idea yourself so you’ve
got a cloak room and then a Jack and
Jill coming into a bathroom
and then another door going into another
bathroom and then that bathroom also has
another door going back into the hallway
because there is another
bedroom so on the ground floor level you
have easy
access you have two
bedrooms and two
bathrooms very nice
large double bedroom and I’m going to
pull up to show you these new
beams and I think they’ve done a very
nice
job yeah I really
do really
do so that is the first part of the
property now if you wanted to connect
the next bit which we’re going up to now
then you can build a staircase from the
kitchen area to the next floor so we are
just going to
go outside from this door
now the camera will
adjust you’ve got some security bars
here and what a
you incredible
and then we come back out into the
Garden area and if I pull around you
will see now where I started the video
and all the olives which are
above on the right hand side there’s a
swimming pool and we’ll get to that a
little bit later but I’m just going to
pull
up and show
you the side elevation of the building

actually beautiful
stonework wonderful isn’t it absolutely
wonderful landscape Garden but not
overdone which I
like coming back to the side you’ve got
a pizza
oven and then you have a staircase
in terracotta tiles leading up to the
first floor and we are going to go up
there
now yeah there’s a surprise
coming okay in we
go now as I mentioned at the beginning
of the video the reason basically that
this house has been divided into two is
because they have adult
children um and grandchildren and they
wanted to make sure that they had some
privacy and their children could come or
families could come when they wanted
to lovely
fireplace and again I think I’m going to
pull up
here and show show you the roof
line and I think they’ve done A really
lovely
job yes I
do it’s beautiful isn’t
it absolutely
beautiful going to come back and give
you the
reverse stunning stone
wall now look at

oh okay so
this house if you want to call
it has four bedrooms it has a shared
bathroom
nice clean
tiles nice big sink nice big
shower toilet with a toilet seat down
and look at
this my little camera will adjust I mean

enough perfect for
children again the doors are lovely
new doors but they”re being beautifully
crafted and then we’re going to go up
into bedroom two
so these two bedrooms will share the

if you want a ready beautifully

then you really are not going to get

this back into the dining room sorry
back into the uh reception room and then
into the kitchen now the kitchen has a
big double fridge freezer water
dispenser cooker and it’s more of a
modern

coming down the
hallway raged colors on the
walls and then here to the right of me

have another bathroom again very similar
to the one which we just saw
earlier nice big
sink nice big shower
overlooking your
grounds bedroom number
three if you had a big family you know
and you wanted to bring your friends
along and you had lots of kids I mean
what fun would that be look at
that so you’ve got two bedrooms that
shair a bathroom and then you’ve got the
kids’ room with the bathroom next door
well they don’t need a bathroom do
they and um look you got a swiming
pool and then you come down which I
assume is the master
bedroom at this level and it’s a really
lovely room like the
window yeah I like it
lovely big
room the beds are very low to the
ground I used to sleep on a futon for a
long
time it’s really comfortable
actually and then you have a bathroom on
suite and a shower bath
jacuzzi lovely big sink lovely and
bright over looking the garden at the
back bday and
toilet very nicely
done now you might be asking yourself
why are these people selling this
beautiful property and the reason why is
that they find the
journey a little bit too far away and
their
children you know have now all grown up
as I
mentioned and that’s why they are
selling move straight in bring your
suitcase right we’ve done that and we
are going to come out of here and down a
second staircase are you you
ready lovely Vista of the uman

and I
think what we’re going to
do is I’m going to walk across the
drive show you the guest
house electric gates all the way down
the cyer lined

tree and I am going to show you as we do

the dwomo the cathedral right in your
distance and I think at night that will
most be the most that would be the most
spectacular View
okay I’m just walking down the drive now
because I want to show you the Cyprus um
drive and also you’ll be able to see the
gates in the
distance small country
road as we walk down to the house you
have 100 fruit trees
and look at your guest
house and you could have a full-time
caretaker living here if you really
wanted
to this house has air
conditioning and the reason I think it
has air conditioning is because it has a
thinner profile roof the main house does
not have air conditioning and I don’t
personally think you need it you should
try it for a while if you need it you
can put it in I mean what a lovely
little Vista and private space for you
to
dine yeah it would make an
incredible guest house for somebody or
somebody who wants to live here fulltime
As a
caretaker it’s really nice anyway you
come straight in
into a reception
area modern floor
here not too
big independent central
heating as I mentioned air
conditioning the same
doors as the other
house a very nice shower
and toilet in
sink and then
into another reception
room and a
kitchen perfect isn’t it
absolutely
perfect I can see it’s got a dishwasher
and a fridge freezer but what I wanted
to show you was this because there is a
huge Cantina I’m going to have to bring
the camera
forward and then turn around cuz it’s
quite a tight step down
now they have beds down
here and storage
space now you are underground and they
have these very good light
Wells that is a huge space
now this is where you would get your
fulls sizee snooker
table perfectly done as
well I can’t smell any damp
whatsoever oh what a great space this
is I can see it’s got Plumbing for a
sink downstairs and it has radiators
here as well I thought be fitting that
we finished the tour here at the 4 M by

most idic
