today we will be revisiting a fantastic
property that has had a recent price

the province of ATI in Ponte this home
is quite large and is very interesting

views the grounds and the garden we hope

province of ATI in the gorgeous region
of pamon in the northwest of Italy the
region is well known for the production
of high quality wine such as Baron
for being the birthplace of famous
chocolateers like Ferrero rer and the

over 1,700 people and is 239 m above sea
level the closest train station is only
10 minutes away and you can reach the
capital of the region Torino a fantastic
City in only 1 hour by car or train so

a one Michelin star restaurant so you
will be able to discover amazing local
dishes just by walking a few minutes

by living in this area you will be able
to reach places such as Milan and Genoa

Riviera is only 3 hours away even if

open the main gate to the property and
we
find a main building which is this one
from here all the way to the right up to
there and then if we turn a little to
the left we’re going to find a new
section which is this here it used to be
a barn but it has been converted and is
partially finished you’re going to
really like that and this is the part
that it will be good as an investment
property for Holiday rental long-term
rental whichever you
prefer I’ve been enjoying Halloween over
here so they still have the Halloween
decorations on the that side we have a
garden and if we keep turning around we
have a gate for cars and then a little
bit of a garden here at the front and
that’s the entrance that we just came

from we have a garage here which we will
look at the end and then the property
also extends towards the back for what
we believe is about a hectare to the
back and then quite a few hundred M on
the side but it will it will all make
sense once we go inside and look um from
the
windows as we enter right up we have um
portion of the house the um what they
call zon note in Italiano so pretty much
the bedrooms will be that way to our
right we have Bruna which is a little
dog and that’s the garage we’ll check it
out at the end and if we move left we
will see

here this area of the house I haven’t
been to so we’ll check it out together
oh they’re very clean the stairs are

comfortable I’ll just turn around
slowly there’s a few stairs but very
comfortable so we just came from there
the kitchen is there and then we have
one section to our right of wine lovers
they’re going to love
this look at the ceilings honey I am in
the
Cantina down here you need to look at
these ceilings this is
gorgeous
see yes and it’s
amazing this is beautiful you
guys the exposed
brick is
fantastic I have never seen this uh this
shape this is beautiful I know I know oh
my God you have also light just ah SP
you guys we have light here so that you
can appreciate the
beauty of this
Cantina this house is
gorgeous we have wine
proo they’re drawing garlic

but I can’t build like this

bad okay so we just came up from the ca
Cana gorgeous gorgeous space and then we
come back to the kitchen it has a
beautiful feeling the light is
fantastic the size is great I know some
Italian houses have tiny kitchens but
this is very um
workable this is a really nice space and
you have voled ceilings
here and let’s look out of the

windows just off the kitchen we have a
bedroom
here also with volted
ceilings and then we have our radiator
there
super nice

light okay you guys if we continue over
here we have a laundry area and a full
bathroom and this area has its own
entrance here on the side the sun is
super bright it’s about 9:40 in the
morning
okay so we just had the kitchen one
bedroom there and this the this is the
laundry area and we go to the
bathroom pretty nice bathroom with space
for a washing machine a tub bday toilet
shower and
sink and also with vted
ceilings from here we can see part of
the back
Garden the air is so
fresh they used to keep their chickens
there and about a hectare of land down
that
way
okay let’s
continue so while we’re here I’ll show
you something the gate that we came from
is right there and this is the
building that is uh the barn that has
been
converted and you can access that
through here and you can access also
through a door on the other side
so stay with me I hope I’m not going to
lose you by changing buildings here

gorgeous gorgeous exposed volted
ceilings the owner was telling us that
to get to that point they had to work
through a huge layer of material so
chaping away chaping away and
finally this is the end
result just amazing
and the area that we enter is a kitchen
so you have a full kitchen here with
sink and
stove this is the area that they had
planned to make an investment rental
holiday rental now we have a window that
faces the side of the house and this is
another door or this is the external
door to this part of the house house so
you could come through the inside or the
outside let’s see if we can
open
yes okay so if we exit through this door
we’re going to
have a side Garden as well um an orchard
with many fruit trees I think they said
peaches
and cherries they’ve been um they’ve
been planted like 5 to six years ago and
then this is the front over over that
way will be the front of the
house and then we have a separate
entrance from here oh beautiful gate
so remember this still is part of our
barn our converted
barn and while we’re
here let’s check out the a bit the back

door okay we go back
inside so this portion of the house has
been partially renovated
and as such we have a what’s going to be
a bathroom here so pretty much the
impianto the connections the piping the
electricity everything has been done you
just need to finish it oh and they’re
probably
saving that door and this one for the
bathroom and here we have gorgeous
gorgeous volted ceilings as well
that’s the door that we just came from
and the
windows are double
glazed and this window faces the back of
the property

okay now we came from there from the
inside of the house the laundry and
bathroom
area if we continue here we have a very
large living
space now you will notice that you have
Windows on either side so the front of
the house is that way these windows face
the gate that I showed you a minute
ago the gate and the
orchard over
there oh nice and steady
and then on this side we
have the
courtyard of the
property and the
entrance was right there so that’s the
front Courtyard and our
gate is there and the gate for cars is
over that
way is it making sense so far
I hope it is and I hope you can see how
beautiful this property is and the
amazing potential of having this second
section as an investment

upstairs remember we’re still in the
barn beautiful
features all throughout this part of the
property and the more established

well so even though this conversion is
new it really feels like it has
character they put a lot of character
they left a lot of
character on this part of the building
as well

room the size is fantastic so that faces
the back of the property this faces the

context we went in that way and then we
walked to the left
and on the bottom floor we saw all this
section and then on the barn on the
converted Barn we saw the whole thing
bottom and
top then we saw the canas which is one
there and another one there now what
we’re going to do is go upstairs look at
the bedrooms and bathroom in the section
and then we’re going to have a look at
an awesome area which is this one here
so just stay with

us okay so we’ve made it to the top we
have a Lund room and a tabeta on the
left on the right which we will look at
in a second and then on the left
we have our bedrooms and bathrooms so
let’s check that

again gorgeous volted
ceilings and that’s our front Courtyard

house and as I mentioned before lots and

back and then if we turn left we’re
going to see another

arch doors from the
outside beautiful okay so uh on this
side we just saw that extra room there
and this is
the uh garage okay guys so I’m going to
come to this side which is one of the
gardens on the side of the house the
flat we have on the flat area we have
3,000 square m of land and then on the
hilly side we have 10,000 square met so
we have okay so down there we have a
hectare and on flat grounds we have
3,000 square
m and this is the back of the house
which we saw all the way throughout we
turn a little and that’s the street
there so that’s the front of the
