Saturday and we are in a beautiful town
in the province of fja in the north of
Pula it is a little bit noisy at the
moment because everyone is out and about
and there are markets and so on we will
be looking at this home here it’s to be
completely renovated it is a project it
is however located in a fantastic spot
of town where you have some privacy but
you’re still close to your amenities
there is greenery around the houses
around it are very well kept we have
about 600 square m of house with the
possibility to build another 300 square
m on top you love history if you love
character you’re going to love this home

this home is located in a gorgeous town
in the north of

bullia the population is around 4,000
people and the altitude 270 m above sea
level

from here we can reach the beautiful
beaches of pulia in about 15 minutes and
the beaches of molissa in about 30

minutes as you walk around you will
notice the beautiful white streets lined
with tall trees pretty much from the
entrance of the town to the Historical
Center it really feels like a people
friendly
town the architecture has a beautiful
mix between that one of pulia and M the
buildings are very well kept all around
and since the border is so close people
here have very strong ties to the
neighboring region of
M this town is very accessible
surrounded by Green and is part of the
par
Gano within the town you can find plenty
of businesses such as cafes bars
restaurants bakeries florists and many
other
services the streets are flat so it is
quite walkable and there are a number of
architectural and cultural wonders for
you to discover and keep entertained
from here you can reach thermal in about
30 minutes the city of fja in about 50
minutes which by the way is beautiful
and bury the capital of Pula in about 2

okay everyone so as we enter this piece
of history of
Pula we have a hallway
here this ground floor is about 300
square m
in size and then below us we have
another 300 square
m the house hasn’t been inhabited for
quite a bit so you’re going to find a
lot of furniture and actually antique
pieces as well for what we’re told the
roof is in good condition they were some
tiles moved and broken at a certain
point but they are fixed in those Styles
now now as we enter here we see what
they call a stuna scoa so pretty much a
room that doesn’t have any
Windows it does have a lot of furniture
however this house used to be owned by a
doctor a long time
ago we have here volted ceiling
and start thinking of what ideas you

have as we enter this room it’s pretty
much a dining area the kitchen is right
by
there this home was built around the
1800s

now
the brick that you see there or the
cement that you see
there has fallen from there because as I
mentioned before at some point some
tiles were moved and water got through
but most likely whomever purchases this
home is going to want to expose the
brake on the
ceiling if we get through here we’re
going to find a very large Terrace about
70 78 square
m and when we enter the house we access
through that door
actually now I mentioned before that we
have 300 square m on this ground floor
which includes that floor over there
then we have 300 underneath and the
possibility to build another
300 here on top so keep that in mind
okay if we come over here we’re going to
find what they used as the kitchen
again that’s another
area where water came
through this house has the set up for
water and electricity or the impano but
it’s quite old so that’s one of the
things you may want to be
changing as
well if we come over here we find a

itself the way they’ve got it set up

so in the plans that they’ve done this
Square this area here as a separate a
separate apartment completely so that
would be renovated that would clean the
other area through there the main area
Yeah so’ clean polish the floors paint
but they wouldn’t do anything else they’
fix all the outside and they and fix up
the roof not a new roof but fix it up
just fix up the roof and then completely
restore all the bricks around the whole
building
yeah for so the facade for that m in
that project 78,000 yeah so what Aiden
is talking about you guys is that the
owner of this place who is an architect
an A geometra has put already some plans
through the counil and it has been
approved to do those things that Aiden
said um pretty much this apartment here
completely done with new windows um
water and electricity and then the
bigger area where we went to at the
beginning which I will put here on the
screen to so that it makes
sense there is already the plans and
there is a budget for it there is kind
of like a price and um I think they
mentioned about 78,000 but of course
this is something that will need to be
discussed with the owner with the real
estate and get everything clarify

options are there it’s a town of about
4,000 5,000 people that are Architects

the side of the house actually on the
back um and we’re going to see a Garo
here yeah oh well it’s more like a
storage because you don’t really have do
they own this I believe so okay it’s not
really that wide for the stair I think
it’s public the stairs are public yeah
probably public stairs huh Can you can
you can you enter here a little chento I
don’t
know chento would fit there or Scooters
or whatever but same with here you’d fit
scooters um can I give you the the
cameras that you put up there slowly so

home it once was

the the keys but we will get the plants

enter the kitchen and this is a grand

  1. Love your videos to give me a better understanding of typical small town properties, and the communities they are located in.
    The ones of most interest to me are sub-100K euros. Anything over about 125K is beyond me and even between 100-125 it would have to be effectively "turn-key" and probably mostly/fully furnished.
    So watching something like this is more educational than something I think about for myself.

    Patiently waiting for that 50-75K 1 or 2 BR property which can be moved into with very minimal additional work, is at least partially furnished, and is in a town in the 3-6K population range! No, I'm not picky at all 😄

    Now, I need to get going on DuoLingo Italian (or something like that!)

  2. If you have around half a million euro and vast experience in the hotel industry, here you go! Rent out that terrace and some rooms to a restaurant… Maybe that garage can hold 5-10 scuters for your guests to rent. And, presto!

  3. If I understand correctly, something like 80-100K euros to effectively "tidy up" the entirety of the property, inside and out? So, all the layout would remain but basic interior and exterior repairs and clean up? Including haul-off or sale of loose pieces like furniture, appliances, etc?

  4. People show up to houses out of the blue? No permission? No request first? They have to be very uneducated. I would never show up to someone's house on sale without a notice first.

    Do you know if it is still considered a residence or since the doctor had it as an office is it now considered commercial property? 🤔

  6. Lots of amazing space and fab potential income. So was the building 150 before the Reno costs of 78k? Has a lot of potential but even doing nice tile on the large terrace wud maybe cost quite a bit about.

  7. Very interesting. A doctors home, and office? What is a shame is that he didn’t have children to pass it on or as in current situations, children want to move on to something more modern. The worst case scenario is when the parents leave a house to multiple children and later when the parents pass on, the children can not decide as to what to do with a property.

Now, is the owner renovating it using the plans, or is the buyer renovating it and can use the plans as an idea or a suggestion on how to restore it. "scusa la mia ignoranza" lol.   9. I'm always puzzled why they never put a little effort to maintain it, restore it bit by bit, eventually make it an Airbnb. As historical it may be there's a lot of work to be done there.

  10. I would agree with the other commentaries that it would be a handful to accomplish a makeover. I can understand that even the architect owner would be better off selling the property for 150k Euros rather than getting into the project and not knowing what you might find extra that needs to be done. I've upgraded a lot of properties and it always costs more than you've budgeted. If the property were 75k Euros, it might be worth the risk of working on a project in a foreign country. Especially if you don't speak the language. It has a lot of sq. footage. And I like that it has a garage. Buying a place that has street parking, if you want to have a car and you want to lock up the property and "go" (a vacation home) won't work. You need a garage if you buy a car. I have a vacation home in another foreign country and what you want is a place not too far from the airport and a place you can safely store your car, remembering to unhook your car battery ( and better yet have a trickle charger ) so that you can use the car as soon as you get back to your home away from home!

Oh it's beautiful and You could move in right away pretty much and do the renovation, I wanted to ask you the home that you showed it only had one bedroom so there's nothing downstairs that they used for a bedroom. It just had one bedroom?

  12. Can you confirm that the small garage is included and the space under the patio? I’m disappointed there is no view of downstairs as vaulted ceilings would make this a very impressive property. As it is, very expensive with a bad roof and the first floor held up with struts. Therefore requiring architectural work to be done.

  13. Some very nice features but still so much needed to make it liveable. Just cleanning and painting wouldnt do it. Plumbing, electricity, kitchen. Bathrooms fixed up. How many bathrooms altogether are there? What if you didnt want a rentable apartment next door would the owner restore to ones liking? How many owners are there? Do they all agree on the price? Lots of questions ..😊
