The commercial premises chosen for this design simulation is the one with the terrace facing the street and adjacent to the condominium driveway of the first building analyzed.
Baranello is a charming village nestled on an Apennine plateau in Molise 15 km away from Campobasso. Located on the SP 49, Bojano – Baranello, the restaurant has a useful internal surface of 147 m² and an external space with a square surface of 67 m².
The presence of two public toilets, a changing room, equipped with shower and toilet for employees, together with an office compartment, make this property congenial enough for a small restaurant business.
Its proximity to several commercial offices, together with the presence of teachers and university students, should constitute a good “patron package” for this hypothetical bar / diner.
Despite the volumetric predisposition of the property, a series of works to adapt the premises for the new commercial activity are necessary.
The air conditioning of the rooms, the production of domestic hot water and a drinking water tank (to make up for any service interruptions), made it necessary to create a small external technical compartment.
For safety reasons, the construction of the cash desk, tobacconist’s and lottomatica required the closure of the showcase compartment on the condominium driveway.
For greater employee hygiene and privacy, a master bathroom has been created at the intersection of the two corridors inside the room. These works require the replacement of the internal and external flooring and of the bathroom coverings.
To allow an effective exchange and air conditioning in the various rooms of the shop, a double ducted system of high performance and low consumption was used.
For air conditioning, the choice fell on a 36000 BTU air conditioner powered by 220V, 3 kW with ductable heat pump.
For ventilation, an industrial vacuum cleaner powered by 220 V, 0.75 kW of power capable of 2800 m3 / h capacity equipped with a filtering liquid station has been adopted to reduce more than 90% of polluting emissions (cooking, smoke, vapors, etc.).
The ducts of both systems (in blue the air-conditioning ducts, in green the ventilation ducts) were concealed through a false ceiling in sound-absorbing material placed in the sales room and in the public dressing room.
The architectural model was equipped with all the details necessary to maximize the realism: sweets, foods, glasses, coffee machine and coffee grinder, even the natural paper bags for transporting food, were modeled and published on my SketchUp 3D Warehouse, from which they can be downloaded for free.
For reasons of weight, it was not possible to show in this animation also the thirty 3D characters that populate the model and that further increase the realism of this work that lasted about 4 months.
