Potentially could do with a little bit of updating or potentially reconfiguration to make it exactly how you want it but in general the main house is ready to go key in hand walking and enjoy your perfect Italian abode are you ready let’s go now the first thing I’m going to show

You is the pool housee I’m just going to pull the camera around and it’s a Jey nice pool housee and as I said to you it probably needs to be reconfigured into exactly what you want there are two rooms there’s the room on the right which unfortunately I don’t have the key

But I have been informed that it has all the gardening equipment inside there’s a central room and it has an out outside sauna um and well personally I would make that into a barbecue area or a little kitchenet for you to get something out and enjoy being by the

Pool instead of going into the main house as well and in here there’s I’m just going to push the camera in there for a second you’ve got a really great big room which is being used for all the pool equipment and other storage and I would turn that into a very

Lush pool bathroom and shower and dressing room yes I would that’s exactly what I would do now coming around I’m just going to come back and show you the view see I can just close that door as well well at the same time and you’ve got a far reaching view over the umbrian

A really good view I it’s a very cold gray day but I mean I can see right in the distance a beautiful medieval town of Monte Santa Maria tiberina or as I like to call it a long way to tiberina if I pull back here and I come around and we’re going

To get in and I’m going to show you the kitchen and it is beautiful but you’ve got an outside barbecue area here and a lovely table for your al fresco dining now look at the brick work it really is beautiful and all the stones they reclaimed everything that they could

House there’s ample parking which is above and again big stairs big tread and there’s a straight access from the road there is a very short white Road and monton and as you know that anyone who’s been watching my videos is a medieval town which I absolutely adore is only 10 minutes

End and what I can see is a five burner two ovens a dishwasher a double sink and this is a handmade kitchen and I’m going to walk down to the breakfast room yeah I mean when the house is all opened up uh in the summer months I mean it

Must be just wonderful absolutely wonderful and this is the door which I mentioned that you’ll be able to walk straight from the kitchen and have your al fresco well breakfast lunch and supper oh it’s a really lovely kitchen it’s just a wonderful size gas central heating throughout big extractor fan really nice colors

Of the cabinets and then they and they have all been made by a local Craftsman as we come down here we go up into the pantry and the laundry area and again lots of lovely builing cupboards another additional sink a door leading out and as I pull around there is one smaller

Refrigerator and I haven’t shown you the bigger refrigerator which is all purpose built in into the kitchen isn’t that great really is really is lovely I mean look at that look we come down here yeah gorgeous that’s what I say this is where you’ll be most of the time you know family sitting

Around kids by the pool you can have the door open Oh Heaven absolute heaven right so going up the four steps into the reception area to the right of me underneath the external stairs there’s a very nice cloak room with a sink and a toilet and the door that you can see

See is a just a storage area which is under the stairs right super pulling the camera around and going back up into the lobby area we’ve got an office which could easily be made into a single bedroom if you really wanted it to again purpose built yeah lovely absolutely

Beautiful now we come to the end of the Trav team which I’m sure would have been Jolly expensive and then we come to the staircase leading up to the first floor and the first bedroom that we come to has something which I quite like which is basically a

Shower bday toilet and sink with the toilet seat down very simple again travine very nice lighting into a lovely big double bedroom again French doors leading directly out and then here I turn around you’ve got a bath yeah it’s great isn’t it really is and then some built-in

Closets for me I would probably I think if you’re on holiday that’s absolutely fine but if you’re living here fulltime I will probably put some doors on there but I mean it’s just just a personal taste isn’t it it really know if you were on holiday you’re really yumy you wouldn’t bother just

Perfect nice terracotta flooring I’m just going to get down and show you that now this is new terracotta which has been fired in a traditional wood burning kilm yeah Jolly nice I like the M the mix and match of the tiles yeah I think it’s lovely now coming back out into the

Hallway and you’ve got another storage area which is under the stairs and I’m going to open that because I want to show you the electrics yeah I don’t know if there’s light in there but that to me looks like a super duper job yeah great now up stairs we

Go a steel staircase and that has been fabricated here in Italy and I’m going to pull back and I’m going to show you that because I think it’s Jolly nice yeah I do it’s very simple not too cluttered wide tread and big steps and we get to the first

Floor and then we have a series of bedrooms and bathrooms so we are now entering into bedroom number two there is no air conditioning systems in this house but there are fans everywhere but I assume as this is a new built property that the roof is

Insulated and I’m going to get up and I want to show that cuz they’ve used the similar tiles on the roof and I just think they’re Jolly nice yeah I really do a little arts and crafts theme going on with the bed and then we come back out into the

Hallway now two of the bedrooms are not on suets but they do have private bathrooms and literally they are directly opposite shower no bday lovely sink nice big window I’m it’s going to be so bright and light this house and coming back down the hallway I’m going to go into the

Bathroom first again a lovely size bathroom double sink or sinks I should say a shower glass sides travetine yeah very well executed and very well maintained actually by Paul you know everywhere I look I can see that basically this house has been extremely wellmaintained both these two bathrooms have sliding

Return I can see a fan on the ceiling double glazed there’s fly screens on the Windows yeah that’s everything absolutely everything that you want and then I come back now if I was living here full time or for an extended stay I will probably just change that Jolly nice little

And then you enter on the right hand side and I really and look at that that’s your private bathroom yep yeah bday toilets yeah just has everything two windows fly screens and a Whopper of a open shower really is lovely huge not sure if one wanted to put glass around us I don’t

Know yeah I would you maybe maybe okay now that little staircase goes up to a the Watchtower and it really is incredibly funky and would make just the perfect yoga space or a little artist studio yes some of the Arts a little risky um if you needed to close your eyes there

You can open them now and then you come into what is is a beautiful master bedroom it really is high ceilings telop flooring fireplace windows on virtually all sides I mean there’s a there’s a staircase going down which would have been the original stairs coming up to the

House I keep on saying this but I expect in the summer the light streaming in this property will be just beautiful oh look at that yeah that’s great yeah yeah I can see the umbrian hills lovely walks everywhere nine hectares of your own land it really is super isn’t
