We’re back in beautiful ryano and we’re kicking off 2024 with an absolute stunner of a property just wa while you see this One so we’re kicking off 2024 in one of my favorite places you should recognize where we are now we’ve done enough videos in this place so we’re in the beautiful town of ryano it’s a fresh early morning don’t if you can see the snow on the mountains in the

Distance obviously no snow down here what a great place this is I’ve just had a nice cappuccino in the bar can’t beat the early morning atmospheres of of These Bars very quiet today as well but what a what a great place this is and today to kick things off in style we

Have a what can I say we have a stunning apartment right in the center basically it’s the yellowy orangey color I don’t even know how to explain what that color is property there and this is a a fantastic one because it’s uh extremely bright apartment lots of light getting into all the

Rooms and the roof is brand new so it’s this building at the end the top floor part of the bottom and uh there’s another bedroom sort of halfway up the stairs which you’ll see when we get there how that works but the great thing is it’s a

Habitable two bed apartment as it is now but I don’t know if you can make out from here but say it’s got a new roof and you can add another couple of bedrooms or a studio or something like that underneath the roof as well um so it’s in fantastic condition and it’s just

Prime prime location in my opinion next to the beautiful church so it looks out over onto this square and also the mountains that are behind behind here so I will put a couple of links to other properties that we’ve uh that we’ve had in in the past in ryano

Just so you can flick back and have a look at the town so I’ve visited different parts of this town it’s a really nice place and the reason why is so popular first of all obviously it’s a beautiful place but it also has all the facilities

It’s easy to get around it’s actually a flat town in the sense of not flat you know what I mean don’t you it’s EAS to walk easy to walk around and it has great public transport has everything you need it has supermarkets Banks shops bars restaurants uh but it has great public

Transport system as well because it also has a train station which is a huge plus so you’ve got direct links straight into Solona then you can go on to to Rome or you can go to the coast to pescara just dead dead simple so I have a look at those links I said

The properties have gone properties here as soon as they come on the market they tend to go really quick and it’s uh hardly surprising really and I think this one will be the same so as I say this is the building it’s the top floor it’s this bottom left

Room which is like a storage room and then it’s also under under the roof and the roof is uh the whole building’s been being restored the roof is in excellent condition and you actually the clock tower the curve on the clock tower you actually have in parts of the house when

There’s five there’s a smaller one on the edge as well how much characters in that fantastic and just down this road and and around there’s a a beautiful uh cut into the mountain with walks and things like that absolutely I can’t remember the name of it now

That’s terrible isn’t it of me but it’s a beautiful for walking and also we’re close to towns such as Salona we’re close to Vito POI pratola superb location and an extremely popular town so this storage room belongs to it which is perfect for bikes and things

Like that and you can get into the house from there or the apartment should I say but I say it’s an apartment but it is actually a private entrance so from the side here it’s uh that is a a private entrance it only goes to the property at the

Top look at the detail under the roof absolutely incredible the color is really nice as well so this is the main entrance and as I said this is a private entrance superb but what I’m going to do we’re going to start from the little little storage room and then we’ll go

Into the house are you ready are you excited say yes Dave let’s do it so this is the storage room that’s just off the square and it’s I deal for bikes and and that kind of thing there’s even water down here as well tiled very clean perfect absolutely perfect so you

Can get to the house from here or the main entrance is through this door so these stairs are private I said there’s only access for this place and yeah there’s a few steps to get up it’s only on the first floor so there no no big deal marble staircases or

Staircase so this is the the part just a little bit it’s not strange but this is actually the the second bedroom which I’m going to show you shortly but with how much space you’ve got on the top floor you could create another two superb bedrooms and here’s another little what’s the word niche

Another little room in here is that get in but that would make like a an office or something like that love these little uh quirky things okay so we’re in the main main apartment I’ll show you what’s up there shortly let’s do this look how light and Airy this place

Is really nice tiled floors just so bright the ceilings are really high as well I would say there must be 3 m I would say it’s so bright and it’s bright because of these beautiful tall Windows Doors and they enjoy an incredible view obviously over the square but also some of the

Mountain mountains behind as well and these balconies you can definitely get chair pull a chair out on there or a couple of chairs with no problem at all this raw tiing is really beautiful as well but how great is that I think that’s a stunning view

Myself I love looking out over the uh over the towns don’t know what it is about that a little bit quiet today really early morning and all the festivities and celebrations are finished I think everybody’s probably back to work what a great space so nothing to change in here in my

Opinion in this room I would consider some changes I know people some people love it some people hate it when I talk about what changes I would do but there you go I’m going to keep doing it oh that’s the church so actually somebody told me

Midday and it can’t be it must be 10:00 and then at some point in the Afternoon church bells get me every time I will find out for definite about those I’ll put it in the description I’ve been told that it definitely doesn’t go through the night and we’ve been here since 8:00 this morning so uh I know that it hasn’t rang before

Then not that that matters it’s quite nice actually to hear them okay back to the property so the change I would do in here is quite a simple one take this out obviously I need to check with my geometra but I’m sure you will be able to because I just even though the

Kitchen is a it’s a nice size I do think it will be better having it all open plan because potentially it could be a kitchen living dining room maybe you could put a pull down bed in that lounge if you wanted to a few different things you could do but

I do feel that it would just be better with this out I don’t know what you think let me know let me know in the comments obviously nice and bright because of this window as well looking out of the side give you a quick view of

That kitchen is a is an old kitchen but in perfect condition fireplace it’s always nice again that would be a nice feature if it was all opened out bit of extra kitchen space and then a boiler which to me looks I would say that looks pretty new creaky door love a creaky

Door obviously this is gas Central Heating so this kitchen is a great size so maybe maybe some people would say no want to keep that dining room separate but there you go that’s just my opinion I would open it up and also these walls are really thick so there’s

Definitely some Stone underneath here so if you wanted to reveal a bit of stone that’s an option as well but there is nothing to do in this property it is just good to go go back through the dining room another glance onto the square beautiful morning this morning back through into the living

Room I missed this before last time I came I don’t know what this is looks like some sort of storage possibly let’s have a quick look and yes it is quite Handy Storage actually that okay so the main bedroom the main up to now this is before you do any developing upstairs

Which I’ll show you that shortly great size bedroom beautiful size bedroom double bed few W few uh how many we got there five wardrobe five door wardrobe and there’s still lots of room and again another huge window looking out over the uh over the square again and once again you’ve got a little

Uh a little balcony that you could easily pull chairs onto that with no problem at all what do you think so far I think it’s stunning this place I just love the light and I’ll keep going on about it BR I just love that every time you walk past these windows you’ve

Just got you’ve got that nice view of the side of the church and the mountain behind superb and it is a really spacious apartment this one I know there’s only one bedroom in this part but I say you’ve got that second bedroom halfway up the stairs and then you got all the

Development upstairs and if you didn’t want that as a dining room that could also be a second bedroom so there are there are options the windows they’re in good condition but they are single glazed so it would be but I do quite like these these wood windows and shutters obviously somebody’s been

Looking after them they have been varnished again so it could be that you just have some double double uh double glazing fitting can’t get my words out fitted into into the existing frames cuz I think it’s a shame to get rid of them said they have been looked after you

Would have to make sure you varnish them but yeah I think I would be tempted just to add add glass into it and this room then has a small but functioning bathroom but it doesn’t have a shower it’s just literally a WC but I

Think I think there may be a way to get a shower into this part and then move move the toilet into into this area possibly not sure we’d have to speak to the geometer about that there is a there is a window there as well the shutters

Closed at the moment but it’s handy even just as it as it is okay walk through the apartment and I will show you the bathroom the main bathroom then I’ll Take You Under The Roof and then I’ll show you the second bedroom that we saw partway up the

Stairs so hopefully you’ve got all of this layout let’s walk through one last time okay we got it fixed in your head let’s carry on that’s that little room that I showed you before strange little uh strange little room so the second bedroom’s just down there and

Then down at the Bottom’s obviously the Cantina where we came up so the main bathroom don’t think there’s any lights on any electric on so it may be a little bit dark I have actually brought my torch today the electrics must be off but anyway good size good size

Bathroom good condition as well very good condition I think I’d be tempted to I’m not a shower curtain person myself I always imagine somebody jumping out on me in these anyway great size shower that actually and then they’ve got the plumbing there for a washing machine yeah I think that works like

That or maybe twist it around the other way way does that really matter am I getting fussy yeah so that is a a good size good size bathroom okay are you ready for this imagine just imagine what you could do with this this door open wait while you see

This look at the size of these rooms and you got the new roof and behind me is that beautiful round Bell Tower you imagine revealing all of that revealing what do I mean by that revealing all the antique stone and brick how superb would that be how now

The current owners told me that they were considering having a bathroom in this area that’s what their plan was that could possibly work because the the existing bathroom’s down there I’d be tempted to put it in a different place but I’ll show you that shortly the only thing these rooms need

To comply with be in a room is a little bit more light which I would probably put in the roof but you could also potentially widen these these windows that’s in there cuz You’ be surprised how much light in fact the other room at the other side has got the slightly

Wider window and it has it does really uh make a difference look at the roof what would you do up here would you have it as bedrooms would you have it as a studio so much potential and so much character this could be another another bedroom there could be a

Possibility that you could put a window out there or you increase the size of the existing the work that’s being done here they’ they’ve done a proper what they call a Cordo which is a a cement ring beam that the roof sits on so they’ve done this really really well

This is where they hang their washing out there you go yeah this is quite a lot brighter just because of this window but again that could easily be a door in fact you can see an old window as you did used to be bigger this is a part of the old old window

Ledge and that would have a nice view out the side there’s some work going off there so there’s a crane there at the minute that would have a really nice view out of that side as well I think I would if you needed more bedroom space I think I would have this

As a bedroom and potentially the one at the end as a bedroom and then maybe put the bathroom in the middle here all depends how much space you need it’s fantastic to have all these opportunities absolutely fantastic kicking a few Stones as I go along so what do you think of this

Then let me know in the comments what would you do up here I mean the apartment is superb anyway as it is but the potential of what else you could do is just amazing okay so we’re going to head down to the second bedroom and then I’m going to do the final

Thoughts once I close this door so second bedroom is a little bit strange where it is but I suppose it’s no different to being upstairs it’s just it’s downstairs and the fact that this is a private staircase for guests does it really matter it’s literally in here and

This could have some really nice character because it’s got the sty bolted ceilings as well hasn’t got the highest roof ceiling but it’s actually quite a good size you got a double bed you’ve got the uh the the window to the side so you have some some light coming

In and you got a wardrobe yeah so it’s more than good enough for a a spare room I say if you revealed these uh Ved ceilings that could be uh that could be something special a little bit I don’t know how I feel about it I mean at the end of the

Day it’s a bedroom isn’t it the fact that it’s down the stairs I think originally when I first came in the property I thought that the staircase was shared so I thought well that’s a little bit weird but obviously it’s not it’s all private yeah getting

In and out you got a few steps down and then you straight onto steps but it is what it is there must be electric on in here because that light works but there you go so there you go folks not a bad start to the new year is it that

One you ready for the final thoughts let’s do it so my final thoughts on this one it is a stunning property it really is superb on the outside and superb on the inside you could add car it car character to it by revealing some Stone you could potentially create a

Huge open plan kitchen dining room in here that would be amazing it’s extremely light it’s ready to go but then has all that potential upstairs and don’t forget the storage downstairs for bikes and things like that that’s a huge plus I think and as I’ve mentioned before ryano

Is just a brilliant place so you can walk to the train station there’s buses there’s supermarkets there’s pharmacies there’s bars there’s restaurants there’s everything you need it’s not a huge town so it would be easy to get to know the community and have that sort of almost Village

Feel but in a town that has more facilities brilliant you can get to Ram quite easily direct train into into Somona superb I’m really excited about this one and you should be you should be two because somebody is going to get a fantastic property okay so let’s finish up I’d
