    Last time I was in that area was in 98 and then it was quite overcast and I was with a bunch of people that were category 5 dunces, but your tour repaired my sentiment of that area so thanks for that.
    Beautiful house for sure and yeah, great for the price. I must admit though, it is too close to Rome for me [I have watched Rome go downhill for the last 25 years with the people destroying it in my view]. But if one needs the comfort of being left alone, this house sure emits that feeling of security for sure.
    Again, appreciate you tour and efforts.

    I love the 'dressing' area! Keeps the clutter out of the bedroom. Those wardrobes are gorgeous! And the price is outstanding! In the Hollywood Hills in CA, this house would easily be 10-15 million! Love your house tours. Barbara

    Good in this property might be only the land. The house has no architecture, low ceilings, everything is old, etc. It needs to be knocked down to build something else. So, if one needs to evaluate the price of the property he needs to look at the cost of the land (and view) only, the house is useless.

    While I'm thinking of it Nick, Michael Petherick of "Doing it Ourselves" in France had an Arga refurbished in England and then sent back to France where he installed it in his cottage on the grounds of the family's chateau.
    He can burn wood or coal in it.
    Its absolutely gorgeous.
    That is a gorgeous property and for what it is I'd say the price is right.

    It will be interesting to see if this sells more quickly than the newbuild property on the north west side of Lago Trasimeno that you videoed a year ago and described as Los Angeles in Umbria. I’m amazed that it hasn’t sold yet.

    This whole house has an incredibly warm and inviting feeling to it that shines through in the video. It's carefully planned and beautifully appointed, with, once again, an absolutely breathtaking view. The fact that it is self sustaining is becoming more and more important these days, changing the way we think about living. The modern take on classic style is the perfect blend. The arches in the living room are, come si dice, gorgeous.. This house really has it all, Nick. You've set quite a task for yourself trying to top this one next week! I can't wait!

    We are neighbours – our house comes into view at 3:45 on the left on the hill overlooking the lake.
    When we bought it as a ruin almost a decade ago little did we know that the area would become the ‘Beverley Hills’ of Umbria. Now after various celebrities have located here we find we are in a new property hotspot. The way of life in Umbria is fantastic and so much rich cultural heritage. The lake is very peaceful and the locals have done a great job at protecting its serenity. There is tourism but it’s all very sympathetic to the area and the way of life. Umbria is like heaven on earth.

    This is a super, super property! Of course, the views are the main feature. However, both the house and the annex are nicely designed and extremely comfortable. I like that each bedroom has its own bathroom. The craftsmanship is evident, though I appreciated you calling attention to it. Another fabulous find. How soon can you reach 200k? Folks don't know what they're missing. Grazie, Nick!

    Small TV and lots of books, that tell you a lot, stunning house and location. No single bathroom with a bathtub, even if you do not use it you must have it for resale point.

    Very professional tour of an enviable home, Nick. Thanks so much. Stairs running the length of one side of a swimming pool are not a good idea as they preclude the possibility of swimming lengths, as swimmers like me like to do.

    Gosh, what a property, as you say, Stunning! I also loved the artwork in the ground floor bedroom currently being used as an office, just as you went into the bathroom, there is an abstract with a fish on it to the left, I cannot make out the artist's name but would love to know who painted it if possible please?
