I was way off on price once again. LOL. I thought 275-325. There were some nice features like the towel warmers. The terracotta is also nice.

That's two weeks in a row you've had me sold after the opening shot, Nick! The garden is gorgeous, the secret dungeon rooms are awesome, and the rooftop patio would be amazing for sunset al fresco dining. If the incoming owners don't need the money, I think this place would be even more incredible as a single family home. For that much house, it's almost a steal!

Hello Nick, Magnolia Tree….my favorite Springtime tree! Oh my 1000 years old I love the garage!!! Oh what is down here….nice and cool…..Oh I love this workshop….what a good art studio this would make…cool, quiet. I love the arched ceilings!!! I could probably almost live here and be happy with my paints! Tee Hee! up the stairs and more and please, pls open that door! Open…okay Wowee so deep yes a great wine cellar! What a door. Massive….hand done!! I love it. love the old terra cotta tiling in the lst floor bedroom, Wow, awesome wide shot somehow of the floor Nick! How beautiful these old tiles are!!! OMGoodness that blue Italian sky, umbrella, chair on the roof terrace could be a painting. Ah this is wonderful and very smart. With the two additional apartments, I'd assume it's quite affordable living their even if you do have to take out a hefty loan to buy it. If you're not a big family and just the one level is enough space, then this solution provides income and most importantly that enchanting garden in an unbelievable location! Now if you don't really need to take out loans, and have plenty of private guests or a large family, this house could easily be made into a single family home with a little granny flat on the ground floor. I've never seen a magnolia that big in my life, I can only imagine when it flowers… ❤❤❤ The price seems very reasonable given all that space, the garden, and the fact there's no pressing renovations needed. This house can really be what you'd like it to be. Love the views of greenery and rooftops, and the floors are just outstanding!
Btw Nick, that crazy rummage you did, of a villeage house in need of major work, that had a large terraced garden out back and a feild for a swimmingpool off the side of it, did you sell it? Nit the one in the hamlet with the garden across the street, this one needed a full reno but was magically untouched. I think about that property sometimes and wonder who bought it, and what it will look like after modernization. One of your epic rummages 🥰

What a lovely home in the heart of a beautiful town. Hope any plans for a swimming pool don't come to fruition though, we don't want the roots of that splendidi magnolia to be potentially damaged and the garden is perfect as is.

Was at a BBQ yesterday, hence only today my comment. I cannot make a decision for the better game-cahnger: the garden or the roof terrace… :/ Maybe the garden is the winner, but certainly without any sort of pool – that would be a criminal offence!

This a neat property. The age (1000 year-old foundation!), location and garden make this a worthwhile purchase. The layout is kind of a maze, but with some updates there is so much potential. I really like the old terracotta floors and the cantina rooms. That workshop with the arch could be turned into something spectacular. It is hard to overstate what a value this place is for the asking price. Nick, this was another fun tour with a perfect pace. Your comments at the end made it even more special. Grazie mille!
