Do you dream of owning a home in Italy? Today I’m in the noble city of Galatina, in the heart of Salento and the home of the pasticciotto. I would say that it is underrated, however, Galatina is already on the map for those wanting to invest in a dream home in Italy. Rich with baroque buildings, hinting at a luxurious past, it is full of properties with potential. Including this gem I found today!

If you’re interested in this property or are ready to start on your journey towards owning a home in Italy, send me an email to marco@justdreamitaly.com.

  1. A lovely palazzo. It seems to be in very good condition with no signs of roof leaks or damp. Renovating would be a large, long and expensive task but probably worth it if you like the area. i live in Sicily – moved here from the UK on 2019 and I still can't believe house prices compared to the UK. Sometime prices fall and there alway seems to be deals to be made. It's so sad to see these beautiful buildings left empty and neglected. Good luck with your search 🙂

  2. I love the addition of the pastries. When/if I buy a place, a big factor will be the local shops within its radius.

  3. Wow! This palazzo is amazing. Galatina is enchanting. And your videos are so stylish. Plus I love how you always make time for FOOD! Food = Love! ❤

  4. Another wonderful video and excellent presentation! Bravo 👏 🎊 Lovely palazzo, I’ll buy it (haha!) 😂 but seriously, doesn’t the government have a very interesting incentive for renovators of historical properties? The investment is paid back at 110% or something?? It makes it a possibility for someone to borrow enough to do the job correctly and promises a return on the loan, but I imagine it’s more complicated than it might seem. Thank you, maestro videographer!

  5. thank you so much for visiting this palazzo 🙂 I was recently in Salento to see if it would be the right place for me to buy my dream house and visit some… but I had to cross this one off my list because unfortunately I'm not rich enough for it 😅

  6. Amazing Palazzo. I especially love all the original features. It reminds me of an appartment I owned in Milan which dated back to 1890. The floor tiling is very similar. Would cost a fortune to renovate but would make a lovely B&B.

  7. Beautiful and large means lots of money to renovate. No international airports. Yes nice but for the very brave with a large budget.

  8. You need to give us your secret for no getting fat , even though you are eating all the time all kinds of delicious, fattening pastries! 😂

  9. any idea (rough order of magnitude or hi/lo) on reno costs? in total or by m/sq?
i do know ‘it all depends’, but there has to be a starting cost and a fool-to-spend-€-more limit
looking for a project in s.italy

  10. I'm really liking your channel so far. Good mix of content and quality editing.

  11. Beautiful palace! But i guess there are reasons why it’s not been sold yet. One of the reasons i guess is there are no airports around + lots of money to restore it.

  12. Very good filming. Is that your profession? I like it that you show a variety of places. Each video has been nice to watch till so far. Thanks!

  13. We love your videos, you give us the opportunity to travel from Australia to wherever you are and my husband will definitely join you for a sweet breakfast every time 😅 please let us know if you ave instagram or you decide to do live videos. Lots of regards from Australia

  14. 650 sm = 7,000 sq feet – cost to renovate that much space would exceed the purchase price. Just like with old BMWs, "there's no such thing as a cheap palace".

  15. Wow, love all of your videos. I’ve been searching for places to buy in the Lecce region, I can’t wait to visit and see the area in person.

  16. Another very well done video! Food looks awesome. I miss being in Leece.
For those curious about airports, Brindisi is not far, and connects to many others.

  17. Beautiful bones but it would needed it a lot of Reno and also if it historic building you can’t just do what you want with building there will be regulations so I would thing at the end it will cost around million euro

  18. Gorgeous to say the least. Really a beauty, I liked some of the pictures of Renos from other historical properties, how they were not too invasive to the space. That kitchen ❤❤❤❤

  19. Stunning property which really showcases the gorgeous architecture of Salento. I love the integration of the features of each property, the area itself and of course the food! We cant wait to go later this year (our second time in Puglia and def not our last).
We love the way you have made the Tarallo a hero of the floor plan walkthrough!
Can you please share your back story of how you got inspired to create the channel?

  20. As usual, your beautiful videos are fantastic! I have been so inspired by videos you and others make in Italy. Previous visits took me to big, crowded cities. Now you have opened the treasure chest of real Italy. I have gone full on Italian cuisine. I am enjoying cooking again.I restarted my Italian classes! This property is beautiful. It is dauntingly huge. You might not realize it, but you are changing lives all over for the better. Please keep up the great work! ❤️

  21. Thank you for this wonderful video! I have incurred so much losses trading on my own….I trade well on demo but I think the real market is manipulated…. Can anyone help me out or at least tell me what I'm doing wrong?

  22. Perhaps the only ray of Hope, the silver lining into this 'teaser' of a presentation is that the 350K Euros proposed price is suggested to be ''VERY NEGOTIABLE''. That is the only remarkable aspect if you consider that from the get-go, we were teased about the original pasticciotto also known as Pasticciotto Leccese to finally see it replaced by an obviously 'second tier' confection, prior to see the gentleman praise the merits of the 'cuisine' from a restaurant where, although acoustically ghosted with customers, we could witness each table empty from any… The 'Teaser' then bashfully suggests a conceptualized rendition of what the ''Palazzo, could become, once restored to its former glory, with a contemporary twist as bar neons did not exist before 1902, receiving patents in 1910.
Good to take three things into consideration: (1) The limiting factor, which in Italy, always consists of the permitting, which besides requiring good lawyers and accountants, if not well-heeled political support, will call for time, another aspect with incidence to cost. (2) the architects and artisans that will have to be reliably available at your beck and call, if you wish not to be exposed to an inflationary increase in development time, with commensurate growth in costs. Thirdly, which is not the least of any of the here precautionary reminders, there is the impact of engineering, which just as with the first two considerations is the availability of competence; Italy is a large country, where Puglia is almost nothing more than a lands end, as the Apulia is very much a Southern region, forming the heel of Italy's boot, often shaken away from its riches, and managed by an administrative 'mafia' that when not thirsty for more money, can leave you stranded somewhere between your dreams, their blueprints, your return on investment goals, roaming the region for support, while awaiting for electrical power and bathrooms to safely be alimented with water and allowed drainage, as you are likely to need to patiently camp the grounds. P.S.: The price therefore, if not reduced by 250K, which you will immediately need, will require another 250K to 500K, for the realization to eventually resemble any figment of the palace we have here, been taught to dream about…
